May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Our client is a growing real estate company. This role reports to the President and Vice President.
Responsibilities:
  • Manage the day-to-day operations of multiple multi-family residential properties.
  • Manage rent collection, late fees, and other applicable property charges from residents while maintaining accurate payment records.
  • Respond to emails, phone calls, and resident inquiries in a timely manner.
  • Prepare, process, and manage lease renewals and related documentation.
  • Meet with prospective residents, conduct property showings, collect rental applications, obtain all required screening documentation, and coordinate applicant screening in accordance with company policies and Fair Housing regulations.
  • Conduct routine inspections of assigned properties to assess maintenance needs, curb appeal, safety concerns, and overall property condition.
  • Coordinate and monitor maintenance requests, rehabilitation schedules, and property improvements to ensure work is completed within required deadlines.
  • Oversee maintenance, trash removal, landscaping, snow removal, and other contracted services to ensure vendors fulfill the terms of their contracts. Notify administration of any concerns or recommendations for contract amendments, subject to approval.
  • Mediate and resolve resident complaints, lease violations, and other tenancy-related issues in a professional and timely manner while maintaining appropriate documentation.
  • Monitor delinquent accounts and lease violations requiring legal action. Serve Five-Day Notices (or other legally required notices), prepare and organize all required documentation for the company's attorney, coordinate and follow company eviction procedures, and attend court hearings as needed during the eviction process.
  • Follow directives issued by the President and Vice President regarding property management operations, company policies, and procedures.
  • Adhere to all applicable federal, state, and local Fair Housing laws and regulations and successfully complete all required Fair Housing and Sexual Harassment Prevention training.
  • Perform other duties as assigned in support of the company's property management operations.
  • Represent the company professionally at all times while interacting with residents, vendors, contractors, attorneys, government agencies, and members of the public.
Qualifications:
  • 3-5 years in residential property management
  • Yardi (Breeze) experience is a plus
Pay:
$60,000.00 - $65,000.00 per year
