Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are seeking an experienced, organized, and customer-focused Residential Property Manager to oversee the day-to-day operations of our residential rental portfolio throughout Northwest Indiana. The ideal candidate is a proactive leader with strong communication skills, exceptional attention to detail, and a passion for providing outstanding service to residents while maximizing property performance. As a Residential Property Manager, you will play a vital role in maintaining high occupancy, preserving property value, fostering positive resident relationships, and ensuring operational excellence across our communities. Key Responsibilities Property Operations Oversee the daily management of residential properties to ensure efficient operations and resident satisfaction. Conduct routine property inspections to maintain curb appeal, safety, and compliance. Coordinate preventative maintenance and capital improvement projects. Respond promptly to emergency situations and maintenance concerns. Resident Relations Market available units and conduct property tours for prospective residents. Screen applicants and manage the leasing process from application through move-in. Prepare lease agreements, renewals, and required documentation. Build positive relationships with residents by addressing concerns professionally and resolving conflicts effectively. Enforce lease agreements while maintaining exceptional customer service. Financial Management Collect rent and monitor delinquent accounts. Prepare monthly financial and occupancy reports. Develop and manage operating budgets. Process invoices, approve vendor payments, and monitor expenses. Identify opportunities to improve revenue while controlling operating costs. Vendor & Maintenance Management Coordinate and supervise contractors, vendors, and maintenance personnel. Obtain competitive bids for repairs and improvement projects. Ensure work is completed on time, within budget, and meets quality standards. Maintain strong relationships with trusted service providers. Compliance & Administration Ensure compliance with Indiana landlord-tenant laws, Fair Housing regulations, and local housing codes. Maintain accurate resident, financial, and property records. Coordinate inspections and ensure all required permits and certifications remain current. Assist with eviction proceedings and legal documentation when necessary. Qualifications Required Minimum of 2 years of residential property management experience. Excellent organizational, communication, and customer service skills. Strong problem-solving and conflict-resolution abilities. Experience managing budgets and financial reporting. Proficiency with Microsoft Office and property management software. Valid driver's license and reliable transportation. Preferred Associate's or Bachelor's degree in Business, Real Estate, Property Management, or a related field. Experience with AppFolio, Yardi, Buildium, RealPage, Rent Manager, or similar software. CAM (Certified Apartment Manager), CPM (Certified Property Manager), or other industry certifications.
