Property Manager
Job Description
Position Overview We are seeking an experienced Property Manager to oversee the daily operations of affordable housing communities. This role is responsible for property management, resident relations, occupancy management, maintenance coordination, budget oversight, regulatory compliance, and staff supervision. The ideal candidate will have a strong background in property management, excellent organizational skills, and a commitment to providing quality housing and resident services. Key Responsibilities Manage the day-to-day operations of assigned housing communities and ensure compliance with company policies and procedures. Maintain high occupancy levels through effective leasing, transfers, resident retention, and coordination with leasing staff. Conduct regular inspections of buildings, grounds, vacant units, and common areas to ensure property standards are maintained. Partner with maintenance teams to ensure work orders and maintenance requests are completed promptly and efficiently. Monitor contractor performance and coordinate capital improvement and modernization projects. Review leases, rent determinations, resident files, and related documentation to ensure compliance with applicable regulations. Address resident concerns, resolve disputes, and support positive resident relationships. Coordinate resident services and maintain relationships with community organizations, social service agencies, vendors, and local stakeholders. Assist with lease enforcement activities, documentation, and court-related proceedings when necessary. Monitor occupancy, expenses, maintenance activity, waiting lists, and other operational metrics using reporting systems. Prepare and manage operating and capital budgets, reports, and property records. Supervise and support assistant property management and maintenance staff, including work assignments and performance monitoring. Ensure compliance with safety programs, policies, and applicable federal, state, and local regulations. Participate in after-hours emergency response as needed. Perform additional duties as assigned. Qualifications Bachelor's degree in Business Administration, Public Administration, Real Estate, Property Management, or a related field preferred. Degree not required; equivalent combination of education and relevant experience will be considered. Minimum of 2 years of property management, housing, real estate, or related experience preferred. Experience working within affordable housing, public housing, multifamily housing, or regulated housing environments is a plus. Strong customer service, communication, conflict resolution, and organizational skills. Ability to manage multiple priorities in a fast-paced environment. Requirements Valid driver's license. Reliable transportation. Ability to meet vehicle insurance eligibility requirements. Ability to be on-call for emergency situations as needed. Willingness to obtain required housing management certifications within designated timeframes after hire. Technical Skills Proficiency with Microsoft Office Suite, including Word, Excel, and Outlook. Ability to learn and utilize property management and work order software systems. Physical Requirements Ability to sit, stand, walk, bend, kneel, crouch, and perform property inspections. Occasionally lift or move up to 25 pounds. Ability to work both indoors and outdoors in varying weather conditions. Work Environment This position combines office-based responsibilities with regular site visits throughout residential communities. Employees may be exposed to varying weather conditions and will regularly interact with residents, vendors, contractors, and community partners.
