This position provides leadership and operational support to onsite teams while ensuring each community meets its occupancy, financial, compliance, maintenance, and customer-service goals. The ideal candidate is a hands-on leader with extensive affordable-housing experience, strong financial judgment, and a demonstrated ability to develop successful property teams. Position Overview The Regional Manager is responsible for the overall performance and daily operations of an assigned multifamily portfolio. This position supervises Property Managers and onsite employees, monitors property financial performance, conducts regular site visits, supports recruiting and employee development, and ensures compliance with company policies, affordable-housing requirements, and operational standards. The Regional Manager must be professional, dependable, highly organized, and capable of building effective working relationships with employees, residents, vendors, contractors, and senior leadership. Essential Responsibilities Lead, supervise, and support Property Managers and onsite teams across the assigned portfolio. Coach and develop employees to strengthen performance, accountability, teamwork, and operational knowledge. Provide leadership by example and promote a professional, collaborative work environment. Assist with interviewing and recommending candidates for onsite positions. Oversee the preparation of annual property budgets and ensure submissions are timely and accurate. Review property financial performance, including budgets, variances, expenses, occupancy, collections, and net operating income. Review profit-and-loss statements regularly and identify necessary corrective actions. Prepare or review monthly financial reports and variance explanations. Conduct regular property visits to evaluate curb appeal, unit readiness, maintenance operations, office performance, and overall property conditions. Ensure repairs, service requests, preventive maintenance, and property-improvement needs are addressed promptly. Monitor vendor performance, purchasing practices, invoice approvals, and compliance with company authorization requirements. Review market surveys and make recommendations regarding rental rates, concessions, and leasing strategies. Partner with Property Managers to develop plans for improving occupancy, collections, resident retention, and financial performance. Conduct monthly operational reviews with Property Managers to confirm that occupancy and financial goals are being met. Ensure monthly property closeout procedures are completed accurately and on time. Review lease files and property audits and ensure all required corrections are completed promptly. Monitor compliance with applicable affordable-housing program requirements and company procedures. Confirm vacant units, model apartments, and market-ready units meet company standards. Ensure onsite teams inspect model and market-ready apartments regularly and communicate maintenance or service needs appropriately. Review completed work orders and conduct resident follow-up or quality-control inspections as required. Ensure onsite employees understand and consistently follow company policies, procedures, and workplace expectations. Provide onsite operational coverage when necessary due to an employee absence or vacant position. Respond to property emergencies and other urgent operational matters as needed. Perform other duties and special projects as assigned. Required Qualifications At least five years of experience managing multiple affordable multifamily communities, including demonstrated leadership experience. Affordable-housing property management experience is required. Demonstrated experience supervising, coaching, and developing onsite employees. Strong knowledge of property operations, budgeting, financial reporting, leasing, maintenance coordination, compliance, and resident relations. Ability to review financial statements, identify variances, and develop corrective action plans. Strong organizational, communication, decision-making, and problem-solving skills. Ability to manage multiple priorities and work effectively with limited supervision. Professional and courteous communication with employees, residents, vendors, contractors, and business partners. Proficiency with property management software and standard business applications. Reliable transportation and the ability to travel regularly throughout the assigned portfolio. Ability to work evenings or weekends when required by business needs or property emergencies. Preferred Qualifications Experience supporting underperforming properties and implementing corrective action plans. Relevant affordable-housing or multifamily industry certifications. Schedule and Travel This is a full-time, exempt position. The regular schedule is Monday through Friday; however, evening and weekend availability may be required based on business needs, staffing coverage, or property emergencies. Regular travel between assigned communities throughout the Kansas City, Kansas and Kansas City, Missouri metropolitan area is required. Compensation The annual salary will be based on the candidate's multifamily leadership experience, affordable-housing knowledge, certifications, and overall qualifications.
