Our client is a respected and growing commercial real estate organization seeking a Senior Commercial Property Manager to oversee a retail-focused portfolio with additional office properties throughout the Lexington market. This is more than a traditional property management position. You'll have the opportunity to take ownership of day-to-day portfolio operations, build strong tenant and vendor relationships, oversee budgets and capital projects, work closely with ownership and leadership, and help improve the processes that keep the property management function running effectively. What You'll Be Responsible For Portfolio & Property Operations Oversee the day-to-day operations of multiple retail and office properties Conduct regular property inspections and ensure properties remain well-maintained, compliant, and professionally presented Coordinate preventive maintenance, repairs, work orders, and urgent property issues Manage contractor and vendor relationships, including obtaining bids, reviewing scopes of work, negotiating contracts, and monitoring performance Ensure properties are operated in accordance with lease requirements, local regulations, and ownership standards Serve as a senior point of contact for significant tenant and operational matters Financial Management & Budgeting Assist with and take ownership of annual operating and capital budget preparation Monitor property performance against budget and identify variances and opportunities for improvement Oversee CAM reconciliations and operating expense administration Partner with accounting to review property financials, tenant billing, and operating expenses Assist with collections, aging reports, and resolution of tenant billing disputes Provide ownership and leadership with clear reporting, recommendations, and financial analysis Capital Improvements & Tenant Projects Lead capital improvement and major renovation projects from planning through completion Oversee tenant improvement and build-out projects, including scope, budgets, timelines, and contractors Coordinate with ownership, architects, engineers, contractors, and tenants to keep projects on schedule and within budget Evaluate property needs and contribute to long-term capital planning Tenant & Vendor Relationships Build and maintain strong, long-term relationships with retail and office tenants Serve as a trusted resource for key tenants and ownership Coordinate tenant onboarding, move-outs, renewals, and lease compliance in partnership with leasing Review and interpret commercial lease provisions related to property operations and tenant obligations Work with leadership and legal counsel on significant lease issues, defaults, disputes, or concessions Maintain vendor and tenant insurance compliance Leadership & Process Improvement Provide day-to-day guidance and mentorship to associate property management staff Help establish clear expectations, accountability, and consistent operating procedures Identify opportunities to improve systems, reporting, communication, and property management processes Work closely with ownership and executive leadership to implement priorities and improve portfolio performance Help evaluate future staffing needs as the portfolio and department continue to grow What We're Looking For We're looking for someone who brings strong commercial property management experience and is ready to take the next step in their career.

Required:

5+ years of commercial property management experience Strong experience managing retail commercial properties Experience overseeing multiple properties or a commercial portfolio Strong understanding of commercial leases, CAM reconciliations, and operating expenses Experience with budgeting, financial reporting, variance analysis, and capital planning Experience coordinating capital improvements and tenant build-outs Demonstrated ability to manage tenant and vendor relationships Strong organizational, communication, and problem-solving skills Experience using property management software Strong Microsoft Office skills, particularly Excel Valid driver's license and reliable transportation for regular property visits

Preferred:

Experience managing or mentoring other property management professionals Established relationships with Lexington-area contractors, vendors, and service providers Experience with both retail and office properties Bachelor's degree in Business, Finance, Real Estate, Accounting, or a related field Why Consider This Opportunity?
