May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

We are looking for a Property Manager to lead one of our Louisville communities and make that kind of experience a reality every day. This is an opportunity for a people-focused property management professional who wants real ownership of a community- not just a desk full of tasks. Your Role As Property Manager, you'll be the primary leader for your assigned property. You'll oversee the operation of the community from both a business and resident perspective, making sure the property is performing well, residents are receiving excellent service, and your team has what it needs to succeed. You'll spend your time balancing people, property, and performance. Your Day-to-Day Run the Property Own the day-to-day operation and appearance of the community. Walk the property regularly and identify issues before they become bigger problems. Coordinate maintenance, vendors, work orders, and property projects. Make sure the property is safe, welcoming, and well maintained. Take Care of Residents Build relationships with residents and create a hospitality-driven experience. Listen to resident concerns and find practical solutions. Support leasing, renewals, retention, and occupancy. Help create a community where residents feel welcomed, respected, and valued. Manage the Business Monitor the property's budget and expenses. Look for opportunities to control costs and improve performance. Maintain accurate records and reporting. Ensure the property operates in accordance with company policies and housing requirements. Lead the Team Supervise Leasing and Maintenance team members. Set expectations, provide coaching, and hold people accountable. Create a team culture centered on communication, service, and follow-through. Work with leadership to address staffing and operational needs. Make Things Better Look for ways to improve processes and the resident experience. Identify recurring problems and help develop lasting solutions. Bring ideas to leadership and help turn them into action. What You'll Bring We're looking for someone with 3+ years of progressive leadership experience, ideally in property management or another service-focused environment.

Can move between resident concerns, team leadership, maintenance issues, and financial priorities without losing sight of the bigger picture. Communicates clearly and professionally. Knows how to provide excellent customer service while still protecting the interests of the property. Enjoys solving problems and improving how things work. A bachelor's degree in Business Administration, Property Management, Hospitality Management, or a related field is preferred, but equivalent education and experience will be considered.
