A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

PROPERTY MANAGER. LOCATION TBD
  • Louisville, KY.
  • Experience with Class B-C properties is preferred with renovations.
Property Manager needs strong performance with no excuses and the ability to walk vacant units. Renovations are in effect, so strong organizational skills and working with maintenance staff and contractors are a must.

!! You must be willing to work some Saturdays. This position requires honesty, dependability and a positive CAN DO attitude. Our business depends on excellent customer service with no excuses. We are seeking a high energy manager who can achieve results without supervision. The manager is responsible for overseeing the daily operations of the community to ensure quality performance by all the staff. The manager supervises and participates in leasing, rent collection, rent deposits, answering phones, managing staff, and walking vacants. This requires a personality that is comfortable selling or leasing at one moment and then firmly holding other employees accountable the next with a pleasant attitude. The manager should be able to lead co-workers by an example of high work standards. Research Properties, Inc. offers competitive wages and bonus package plus a benefits package including health insurance, paid vacation and paid holidays. Overtime is available and some Saturdays are required. Research Properties, Inc. strives to minimize paper work for increased efficiency and pay vendors promptly. On-site Apartment Managers are responsible for all phases of community operations under the direction of the Supervisor.
