A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Part Time Property Manager Position - Breaux Bridge, LA 15 Hours a Week Roles and Responsibilities of Job as
On-Site Property Manager:
Professionally answer and respond to all tenant concerns and complaints Cooperate with the district manager and manage the apartment complex according to office headquarters, the Management Plan, and Rural Development/ HUD regulations Process and take potential tenant applications Filing tenant records and property files daily and keeping them continuously organized as directed by office headquarters Processing paperwork and turning in on time for lease renewals, tenant certifications, and recertifications necessary for affordable housing Physically walking all units and the property grounds Conducting physical monthly inspections of an apartment complex Turning in monthly vacancy reports to office headquarters Taking maintenance requests from tenants and turning into office headquarters Keep property grounds clean and in order at all times (making sure there is no trash, and making sure tenants follow the rules and regulations of their lease at all times, etc.) Collecting monthly rent from tenants Changing air filters in units Making sure units are clean and in good order before and after move ins and move outs; turning in move out paperwork Serving notices to tenants on time or as required by law (lease violation, paperwork due, etc.) Attending annual training/semi-annual training sessions conducted by office headquarters Inspecting and researching tenant maintenance requests to make sure they have been completed Assist district management or office headquarters with follow-ups and communications on maintenance items Be present for site inspections when conducted by office headquarters or RD/Hud Perform clerical duties: photocopying, scanning, faxing, mailing, and filing, maintaining emails Maintaining a professional, neat, and organized desk, reception area, tenant files, and office appearance Performing other duties and special projects as assigned by the owners and lead management team
Benefits:
One Managers Unit (Free Monthly Rent During Employment) in addition to hourly part time pay; Must Pay Security Deposit, sign the lease agreement, and follow rules of the apartment complex
