A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Our Property Management company is seeking a talented Property Manager with experience in the apartment industry. In this integral role, you will be responsible for ensuring the efficient accounting operations of the property. Key areas include accounting, unit reporting, rent reporting and collections, and other supportive management functions. This position also assists with leasing, resident services, cultivating positive resident relations, and resident retention.JOB RESPONSIBILITIESWarmly greet visitors, prospective renters, and current residentsRespond to all telephone inquiries to generate prospective resident visits to the propertyTour and market apartments, utilizing sales skills to demonstrate market-ready products and availability to close prospectsPolitely and skillfully use the telephone to encourage prospects to lease and respond to resident inquiriesConsistent and prompt follow-up on prospects, applicants, and resident inquiriesContact prospects using prospect pipelines, guest cards, waiting lists, and schedule appointments in YardiDocument all communication with prospects and applicants, including waitlist updates for Housing Authority programsEnsure leasing presentations are professional, informative, and compliant with Fair Housing lawsConduct daily inspections and monitor touring routes to ensure model, target, and available apartments are in good conditionAssist with market surveys and compute Market Survey Reports in a timely mannerAssist with outreach marketing and cold calling to local businesses; maintain marketing outreach filesEnsure all websites and online advertising are accurate and updatedObtain lease information and complete lease applications; conduct credit and reference checksProcess applicant files by conducting household interviews, gathering documentation, obtaining third-party verifications, and preparing files for approvalSubmit completed and accurate files to the General or Regional Property Manager prior to sending them to the Compliance teamComplete all housing voucher packets accurately and obtain required internal review prior to submitting them to the Housing AgencyCoordinate and schedule inspections with Housing Agencies to facilitate timely move-insEnsure all required information is entered accurately in Yardi, LHCs portal, and HANOs Elite systemGenerate renewal and recertification reports and monitor upcoming expirations to ensure timely processingSend initial renewal and recertification notices at 120 days prior to expiration, followed by 90-, 60-, and 30-day notices, as requiredComplete all renewals and recertifications promptly, ensuring accuracy and compliance with program deadlinesInspect units 72 to 48 hours prior to move-in date to verify cleanliness, quality, and readinessCoordinate with maintenance to ensure work orders are completed, keys collected, and fobs activated for occupancy Clearly explain lease terms and related documents to residents, obtain signatures, inspect apartment units with new residents, and collect documented inventory formsEnsure all lease documents are filed and scanned correctlyAssist with move-out processes as neededAssist residents with concerns regarding rent payments, service requests, and general inquiriesPrepare and process resident service requests and follow up on completionCultivate positive resident relations and ongoing resident retentionEncourage renewal by contacting all residents prior to renewal timeAssist with newsletters, promotional flyers, and planning community activities and eventsMonitor telephone and walk-in traffic via YardiInput daily activity on daily and vacancy reportsCollect, record, and deposit rental payments, application fees, and security depositsAssist with payables, coding, and inputting invoicesEnsure late notices are sent in a timely mannerMaintain legal records and filesAssist the General and/or Regional Manager in preparing weekly and monthly reportsHelp prepare legal action for evictions when necessaryAssist with property walkthroughs to ensure quality presentationMeet daily with the General or Regional Manager to review move-ins, application statuses, and make ready progressResponsible for all property operations and acts as Property Manager in their absenceCarry out other duties and assignments assigned
QUALIFICATIONS
Required Skills/Abilities3 years of Property Manager experience is requiredKnowledge of LIHTC, HOME, HUD, and Housing Agency requirements is preferredPhysical Requirements:
Prolonged periods sitting at a desk, working on a computer, standing, walking, conducting tours, and meeting with tenants.Must be able to lift, carry, position, or move up to 20 lbs. at a time.
Requires manual dexterity with normal hand/finger movement and coordination.
