Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Company Description Haven Capital is a real estate investment and management firm focused on acquiring, operating, and enhancing income-producing residential properties. The organization emphasizes disciplined asset management, strong tenant relationships, and operational efficiency to maximize long-term value. Role Description This position is salaried/exempt and requires the incumbent to be on-site, Monday - Friday from 9am to 5pm in Metairie, LA. Late night and weekend responsiveness is required for emergencies. Compensation is $50,000-$75,000 commensurate with experience. 12 federal holidays & 26 vacation days pre-allotted vacation days every other Friday during bi-weekly office closures. The Property Manager is an on-site leader responsible for day-to-day management, tenant relations, and vendor supervision in addition to administrative, reporting, coordination and project management tasks. Daily responsibilities include deploying staff to address maintenance requests, sourcing contractor bids, enforcing rules & fines, managing resident site access, maintaining governance records, producing financial reports, monitoring budgets and expenses, attending management meetings, and responding to emergency requests. This role works closely with ownership to improve property performance, enhance resident satisfaction, and support strategic asset plans. Qualifications 10 years of experience on-site real property management at multi-unit residential complexes including apartments or condominiums and knowledge of federal, state & local housing regulations strongly preferred. Ability to coordinate maintenance and repairs, oversee vendors and contractors, and ensure compliance with safety and building standards. Demonstrated success in tenant relations, customer service and conflict resolution. Strong skills in budgeting, financial tracking, and reporting, with the ability to interpret and produce operating statements and manage costs. Demonstrated written and verbal communication skills, organizational skills, attention to detail, and the ability to prioritize tasks across multiple workstreams. Proficient in property management or CRM software, Microsoft Office (Excel, Word), and digital communication tools. Incumbent is required to hold an active Louisiana Real Estate License. Relevant education such as an associate or bachelor's degree in business, real estate, or a related field is beneficial; professional property management certifications are a plus.
