PROPERTY MANAGER

Louisiana Coastal Management New Orleans / Metairie, Louisiana Full-Time Louisiana Coastal Management is seeking an experienced, organized, and highly motivated Property Manager to join our team. This is a hands-on position for someone who takes ownership of their portfolio, communicates well with residents and property owners, stays ahead of problems, and understands that successful property management requires balancing resident service, property condition, financial performance, and accountability . The ideal candidate is confident making decisions, comfortable handling difficult situations professionally, and able to manage multiple priorities in a fast-paced environment. Key Responsibilities The Property Manager will oversee the day-to-day operation and performance of assigned residential and/or commercial properties, including: Serve as the primary point of contact for residents and property owners Monitor rent collections, delinquency, payment arrangements, and outstanding balances Coordinate notices, lease violations, and eviction processes when necessary Manage lease renewals, move-ins, move-outs, and resident retention Monitor vacancies and work closely with leasing staff to reduce days on market Coordinate maintenance requests, vendors, contractors, and property repairs Conduct regular property and unit inspections Monitor make-ready/turn progress and ensure vacant units are rent-ready quickly Address resident complaints and resolve issues professionally and consistently Enforce lease terms, community policies, and property standards Maintain accurate resident, lease, maintenance, and property records Review property performance and identify issues requiring management or ownership attention Assist with budgets, expenses, invoices, and property-level financial performance Communicate clearly with ownership regarding property conditions, significant resident issues, vacancies, collections, and operational concerns Work closely with leasing, maintenance, accounting, and management teams What We're Looking For We are looking for someone who is: Highly organized and able to manage multiple properties and priorities Proactive rather than reactive Comfortable making decisions and taking ownership Professional, firm, and respectful when handling difficult resident situations Strong in written and verbal communication Detail-oriented with excellent follow-through Able to prioritize urgent maintenance, financial, and resident matters Comfortable working independently while also being part of a team Able to maintain professionalism in challenging or high-pressure situations Focused on both resident satisfaction and the financial performance of the property Preferred Qualifications Previous property management, multifamily housing, leasing, or real estate experience Experience managing residential or mixed-use properties preferred Knowledge of leasing, collections, renewals, notices, maintenance coordination, and property inspections Familiarity with property management software; Propertyware experience is a plus Working knowledge of Fair Housing requirements and landlord-tenant practices Strong computer skills and ability to learn new systems quickly Valid driver's license and reliable transportation for property visits What Success Looks Like A successful Property Manager at Louisiana Coastal Management doesn't wait for problems to become emergencies.
