Job Description

Community Manager needed to oversee 80 apartment and hotel units in Hyannis. 76 units are located at one property, 4 units are located at another property .1 miles away (2 minutes away by driving). The Community Manager will be responsible for, but not limited to, property oversight, leasing, file compliance, staff leadership, and capital improvements. Supervisory Responsibilities Manages and oversees office staff and maintenance staff, as necessary. Primary Responsibilities Include the following but are not limited to the job specifications contained herein. Additional duties or job Additional duties or job functions that can be performed safely may be required as deemed necessary by the Company and its affiliated companies. Maintaining the physical, financial, and program integrity of the property; preparing and monitoring annual operating budgets, including capital improvement planning. Managing the property's staff and produce/track service requests accordingly. Managing resident re-certifications, rent increases, utility allowance changes, occupancy level, controlled expenses, and customer satisfaction. Command the marketing efforts, leasing and rent collections and daily deposits. Conduct initial interview, screening of prospect and prepare paperwork for move-ins in a timely manner and in accordance with the properties housing regulations Answer phones, handle visitors and resident traffic in a professional manner and in accordance to all Fair Housing Laws. Other responsibilities include attending regular staff meetings, weekly management and department meetings, update work orders agendas, and continuously grow and improve through and development. Qualification Requirements To perform this job successfully, the Community Manager must be able to perform each essential duty satisfactorily. Special Skills Detail oriented; Highly organized; Team player Superior verbal, written and presentation skills Ability to communicate company vision effectively and consistently Knowledge of Microsoft Office suite (Word, Excel, Access, PowerPoint, Outlook) Ability to type 45 words per minute Knowledge of Fair Housing laws and regulations Willingness and ability to learn additional software packages as they relate to the business Ability to submit timely and accurate periodic standard, ad hoc and other reports as assigned. Ability to operate basic office equipment such as copier, facsimile, computer, typewriter, calculator, and telephone. Mathematical Skills Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Behavioral Skills Ability to work with little direction, maintaining confidentiality and professionalism. Ability to establish strong interpersonal relationships with team members.
