Wingate Management Company is seeking an Assistant Property Manager / Recertification Specialist to support Chapman Arms and Finch in Cambridge, Massachusetts. This role is ideal for someone with strong affordable housing experience who can confidently manage annual and interim recertifications, maintain accurate resident files, meet compliance deadlines, and provide exceptional service to residents. Recertification experience is essential for this position. We are looking for someone who can step into the role with a solid understanding of the recertification process and help keep files accurate, organized, compliant, and on schedule. What You'll Do Manage annual and interim recertifications from start to finish, ensuring required documentation is collected, reviewed, completed accurately, and submitted on time. Maintain organized and compliant resident files, track upcoming recertification deadlines, and proactively follow up on missing documentation. Meet with residents to explain recertification requirements, obtain necessary information, and assist with questions throughout the process. Support affordable housing compliance requirements, file reviews, audits, inspections, reporting, and other required documentation. Assist with day-to-day property management responsibilities, including resident communication, notices, administrative support, and coordination with the onsite teams. Partner with Property Management and Compliance teams to identify and resolve file discrepancies and keep recertifications moving forward. What We're Looking For Prior hands-on experience completing affordable housing recertifications is required. Strong knowledge of annual and interim recertifications, income verification, resident documentation, and compliance file requirements. Affordable housing, HUD, Section 8, and/or Tax Credit/LIHTC experience strongly preferred. Excellent attention to detail with the ability to manage multiple resident files, deadlines, and competing priorities. Strong customer service and communication skills with the ability to work professionally and patiently with residents. Previous Assistant Property Manager, Occupancy Specialist, Recertification Specialist, Compliance Specialist, or similar affordable housing experience is highly desirable.
