May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

The Sr. Property Manager is responsible for all aspects of day-to-day operations of the property. Direct all operations of office and maintenance staff. Fresh Pond Apartments is a 504 unit Family Apartment Community located in Cambridge, MA. Duties/Skills include but not limited to; Supervise all property staff in accordance with all company policies and procedures. Assist with hiring staff when a position is open. Sr. Property Managers are responsible for training staff, providing on-going performance feedback and annual performance reviews. Responsible for the management of positive communications with residents, potential residents, vendors, staff, retail space leases and the broader community. Supervise all rent calculations, rent collections and notices for delinquent payments. Manage all legal actions when necessary. Manage all subsidy collection and collection issues. Prepare and submit required reports including, but not limited to, timesheets, building inspection reports, vacancy reports, vouchers, recertifications, move-ins, vacancies, inventory and property/unit inspection reports. Prepare annual operating budgets, monitor financial performance, and complete monthly variance reporting to identify and address budget deviations. Manage vendor and contractor relationships, including soliciting bids, negotiating contracts, monitoring performance, and ensuring compliance with insurance, licensing, safety, and company requirements. Address and resolve complex resident concerns, complaints, lease violations, and other escalated issues while maintaining positive resident relations and ensuring consistent application of company policies. Oversee building maintenance, preventative maintenance, and corrective work to ensure the property is maintained in a safe, compliant, and marketable condition. Ensure compliance with all applicable affordable housing, Section 8, Fair Housing, and regulatory requirements, including coordinating inspections, certifications, recertifications, and required agency reporting. 5+ years of prior multifamily property management experience, managing a site of 250+ units, and strong knowledge of Section 8 program. COS designation required and ARM designation preferred. Able to motivate and manage a large property management staff and have excellent organizational, interpersonal and communication skills.
