Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

No regular weekends required Job Description We are seeking an experienced Residential Property Manager to oversee an apartment community in Dracut, MA . This is a full-time, direct-hire opportunity with an established property management company overseeing approximately 47 communities. The Property Manager will be responsible for the overall day-to-day operation of the property, including resident relations, leasing, budgeting, capital improvements, maintenance operations, contractor coordination, and property administration. This position does not have an Assistant Property Manager , so we are looking for an experienced professional who is comfortable independently managing a residential community. Responsibilities Manage all day-to-day operations of a residential apartment community Oversee the property management office Serve as the primary point of contact for residents Address resident questions, concerns, and property-related issues Show available apartments to prospective tenants Qualify prospective residents and assist with the leasing process Prepare, manage, and monitor property budgets Manage expenses and property operating needs Participate in planning and overseeing capital improvement projects Supervise a small maintenance team Coordinate maintenance priorities and resident work requests Manage relationships with outside vendors and contractors Coordinate repairs and property improvement projects Monitor property conditions and overall community appearance Ensure efficient and professional property operations Report directly to the Regional Property Manager Requirements At least 3 years of residential property management experience Previous experience managing an apartment community Ability to independently manage property operations without an Assistant Property Manager Strong budgeting experience Experience with capital improvements Experience supervising or coordinating maintenance employees Experience working with contractors and vendors Apartment leasing and showing experience Experience qualifying prospective tenants Strong resident relations and customer service skills Excellent organizational and communication skills Ability to manage multiple responsibilities and priorities Compensation $70,000-$75,000 per year , depending on experience. Schedule Monday-Friday 9:00 AM-5:30 PM No regular weekends required.
