The Personal Property Manager is a role based In Holden, MA with travel throughout the Boston area. You will be responsible for managing customer properties and projects to achieve annual revenue and profitability goals while adhering to budgets, schedules, and quality standards. You will build and maintain strong customer relationships by delivering exceptional service and responding proactively to property needs. You will also drive overall business growth by developing new customer relationships and promoting high-quality, customer-focused service. Responsibilities for this role include but are not limited to: Communicate with customers to build a relationship and an understanding of their property and project needs. Respond to customer requests in a timely manner. Create and manage customer service contracts and proposals along with change requests, review with customers and approved prior to execution. Perform semi-annual walkthroughs of customer properties, provide detailed reports that evaluate the condition of structures and related systems along with recommendations for repairs. Meet with customers to review reports and develop a timetable to address issues. Develop and manage all budgets and schedules to ensure timely maintenance and project completion. Hire subcontractors to perform the work needed, execute subcontractor agreements prior to the start of work and evaluate quality of the completed work. Obtain necessary permits and approvals prior to field execution. Purchase all property and project materials required. Prepare, disseminate and monitor all property and project schedules and coordinate job site manpower needs with Circle Manager and field technicians. Skills and Qualifications Needed:
At least 7 years of experience as a property manager with project management experience. Knowledge of state and local regulations related to residential maintenance and construction activities, including carpentry, plumbing and electrical trades. Working knowledge of mechanical, plumbing, and electrical systems (Preferred) Experience working in a fast-paced, customer-centric environment is a MUST. Ability to work outside of business hours to provide outstanding customer service and meet the needs of clients and internal stakeholders. Skilled planner with the ability to organize, budget, schedule, and support multiple projects simultaneously. Proven ability to negotiate, influence, resolve conflict, and work effectively with clients, tradespeople, and internal stakeholders. Proficient knowledge of Microsoft Office Suite.
