Property Manager — New Construction / Mixed-Income Plymouth County, Massachusetts

• Full-time Salary $86,000-$95,000 depending on experience, plus bonuses. Health insurance, PTO, 401(k), and paid holidays. An owner-operator of multifamily housing in Southeastern Massachusetts is hiring an on-site Property Manager to lease and stabilize a new mixed-income community and run it as a high-performing asset. This is not a desk job at a 3,000-unit platform. You will own occupancy, compliance, NOI, staff, and the resident experience — and report directly to ownership. The primary assignment is a new-construction community of approximately 100 apartments, including a set-aside of affordable units administered by the local housing authority. Depending on performance and portfolio needs, the role may also support an existing local multifamily portfolio. What success looks like in year one Stabilized occupancy on the new asset on the lease-up schedule ownership sets with you A working, professional relationship with the local housing authority that administers the affordable units — referrals, files, inspections, and renewals move without ownership having to broker every call Delinquency and unit-turn times inside budget A leasing assistant and maintenance technician who know the standard without being chased Ownership receives a clean monthly package: occupancy, traffic, collections, variances, open work orders, and housing-authority calendar What you will do Lease-up and occupancy Own the path from inquiry to move-in: traffic, tours, applications, approvals, deposits, and keys Hit weekly leasing targets during lease-up; keep a current waitlist and a tour-ready model Price and renew market units against comps; process affordable applicants under the housing authority's rules Run resident retention so year-two turnover does not undo the lease-up Affordable units and the housing authority Be the site's contact with the local housing authority (as needed) Coordinate referrals, eligibility, inspections, and renewals Keep complete resident files and meet the authority's deadlines Operate inside Fair Housing, Massachusetts landlord-tenant law (including security-deposit handling), and the property's affordable regulatory agreement Financial management Collect rent, post it, and work delinquency before it becomes a legal file Draft and manage the annual operating budget; explain monthly variances in writing Approve invoices within authority; bid and watch vendors Protect security deposits per MA Law Physical operations Walk the property. Unit turns, common areas, life-safety, snow, landscaping, and capital work Direct maintenance: work-order aging, make-ready days, preventive calendar, after-hours coverage Coordinate capex with ownership People and residents Hire, schedule, coach, and evaluate on-site leasing and maintenance (with ownership on offers and background screens) Handle notices, lease enforcement, and reasonable accommodations correctly Be the on-site owner representative — evenings and weekends during lease-up as traffic requires What you bring Required 3+ years of on-site multifamily property management, including staff supervision Working knowledge of Massachusetts landlord-tenant practice Day-to-day use of a major property-management platform (Yardi, RealPage/OneSite, or AppFolio) and Excel Valid driver's license; this is an on-site role, not remote Strongly preferred 5+ years in on-site multifamily, or direct experience leasing a new-construction community (pre-leasing through stabilization) AppFolio (this portfolio runs on it). Yardi or RealPage is a solid substitute A working relationship with a housing authority or municipal affordable program Massachusetts or New England portfolio experience You will not be a fit if you need a regional manager on site every Thursday, you treat the housing authority as someone else's problem, or you treat lease-up as "the leasing agent's job."
