A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

- Position Summary The Regional Property Manager is responsible for the operational, financial, compliance, and service performance of a multi-market medical office portfolio.
This role leads in-house property management teams while also overseeing third-party property management firms in markets without dedicated staff. The RPM ensures all assets are operated to consistent standards for financial performance, tenant experience, life-safety readiness, lease compliance, vendor management, and physical condition. The ideal candidate is a strong people leader and vendor manager who can build scalable, repeatable processes across a growing regional platform. Key Responsibilities Regional Leadership & Team Management
- Lead, coach, and develop regional property management staff, including Property Managers, Senior Property Managers, and Property Administrators.
- Serve as the primary escalation point for property-level issues, tenant concerns, emergencies, and service consistency across markets. Third-Party Management Oversight
- Own relationships with third-party property management firms and ensure alignment with service standards, reporting expectations, policies, and compliance requirements.
- Review budgets, management plans, variance reports, capital recommendations, and support RFPs, onboarding, transitions, and terminations as needed. Regional PM Job Description Financial, Operational & Portfolio Oversight
- Oversee operating budgets, CAM reconciliations, variance reporting, rent collections, accounts receivable, and delegated expense approvals.
- Monitor lease compliance, critical dates, renewal options, escalations, and other regional portfolio obligations. Tenant Relations, Inspections & Cross-Functional Support
- Build strong relationships with key tenants, especially healthcare provider groups, to support retention and satisfaction.
- Resolve escalated tenant matters and confirm property condition, life-safety readiness, and brand standards through regular inspections.
- Partner with leasing and asset management on renewal strategy, tenant retention planning, and lease negotiations impacting regional assets. Process, Systems & Compliance
- Drive consistent use of Yardi or other designated systems, SOPs, checklists, reporting templates, and documentation standards.
- Identify opportunities to standardize, automate, and improve recurring property management workflows.
Qualifications - 5-8+ years of progressive commercial real estate property management experience, including supervisory responsibility.
- Bachelor's degree in business, real estate, or related field preferred; equivalent experience considered.
- Proficiency in Yardi and advanced Microsoft Excel skills;
- CPM, RPA, or similar designation a plus.
- Ability and willingness to travel regularly within the assigned region, estimated at 25-40% depending on portfolio geography. Skills & Competencies

- Solid financial acumen, including budgeting, variance analysis, expense review, and capital project oversight.
- Ability to balance regional autonomy with company-wide standards, reporting discipline, compliance, and process consistency.
