ON-SITE RESIDENTIAL MANAGER
Calypso Condominium — Ocean City, Maryland Full-Time | On-Site | $60,000-$75,000 annually, commensurate with experience and qualifications Calypso Condominium, a 76-unit oceanfront community in Ocean City, Maryland, is seeking an experienced, professional On-Site Residential Manager to oversee the day-to-day operation of the property. We are seeking a proactive, hands-on manager who takes pride in the community, provides excellent service to owners and residents, identifies problems early, and brings practical solutions to the Board. Key Responsibilities Building Operations Oversee daily building operations, common areas, grounds and maintenance. Establish and monitor preventive-maintenance programs and major building systems. Identify maintenance, repair and long-term capital needs and make recommendations to the Board. Coordinate building emergencies, including water intrusion, plumbing, electrical, fire/life-safety and elevator issues. Assist with hurricane and severe-weather preparation, recovery and insurance claims. Board & Community Relations Serve as the primary day-to-day management contact for owners, residents, guests and vendors. Attend Board meetings and provide accurate operational information. Provide the Board with a weekly written report covering completed work, outstanding issues, upcoming projects, significant incidents and recommendations. Implement Board-approved policies and decisions. Respond professionally to owner and resident concerns and consistently apply Board-approved rules. Vendors & Projects Manage contractors and vendors and monitor performance, contracts, schedules and workmanship. Obtain competitive proposals when appropriate and assist the Board in evaluating contractors. Coordinate major repairs and capital projects with contractors, engineers, architects and other professionals. Monitor project schedules, budgets and completion. Parking, Security & Access Administer Board-approved parking policies and maintain accurate records. Coordinate security personnel, keys, access systems and authorized unit access. Address unauthorized parking and access concerns. Promptly report significant security incidents to the Board. Financial & Administrative Assist with the annual operating budget and monitor expenses. Review vendor invoices and charges for accuracy. Assist with contracts and renewals. Maintain accurate property, maintenance, financial and project records. Authority & Accountability The Manager is responsible for the professional, proactive day-to-day operation of the property and implementation of Board-approved policies and decisions. The Manager does not establish Association policy or make significant commitments, expenditures or contracts except as authorized by the Board or within established Board-approved authority. Ideal Candidate The successful candidate will be: Proactive, dependable and highly organized. Service-oriented and an excellent communicator. Able to identify problems and bring solutions—not simply report problems. Professional and calm when dealing with difficult situations and emergencies. Able to build positive relationships with owners, residents, contractors and vendors. Detail-oriented with strong follow-through. Someone who takes ownership and pride in the community . Qualifications 3-5 years of progressively responsible experience in residential, condominium, property, facilities or building management preferred. Condominium, multi-unit residential, resort or oceanfront experience highly desirable. Experience managing vendors and contractors and coordinating maintenance, repairs and capital projects. Strong written and verbal communication skills. Basic budgeting and financial-management skills. Proficiency with email, Microsoft Office and computerized management systems. Valid driver's license. Knowledge of condominium operations and Maryland requirements is a plus.
