Full Job Description Job Summary:
Under the direction of the Property Manager, the Assistant Property Manager is responsible for ensuring excellent customer service in the daily management, helping with all aspects of apartment community operations, providing a quality living environment for residents, and establishing a positive working environment for property team members. The Assistant Property Manager also oversees the same duties throughout our multiple properties nearby.
Essential Duties and Responsibilities:
Financial Maximize cash flow at the property by minimizing rent and water bill delinquencies, ensuring timely rent collection, collecting late fees, following up on NSFs, and processing court papers Experience with OneSite software, Word, and Excel Process applications and leases Serve as property representative in court proceedings, understanding all property legal issues affecting residency, storage, abandonment, bankruptcy, fair housing and unlawful detainer/eviction actions Marketing/ Managing Support the leasing team by leasing apartments, responding to telephone inquiries, qualifying applicants, showing apartments, ensuring all move-in paperwork is accurately prepared Monitor direction of rental activity and all on-site sales, marketing outreach, and advertising plans Maintain on-going, in-depth knowledge of market rents and demographics to give a competitive edge Monitor compliance with Fair Housing regulations, and other laws as they relate to property specific guidelines and occupancy standards Monitor daily availability and move-in/move-out property status reports
- Overseeing the timely and successful completion of maintenance requests
- Provide and update maintenance supervisor schedule daily
- Assisting in Resident Events and Resident Retention
- Overseeing Social Media Postings
- Following up with Online Reviews Customer Service Phone experience to talk and text professionally Ability to communicate well, both written and verbal Leading by example by providing excellent customer service and displaying a courteous and professional attitude toward all customers Greet new prospects and show apartments Help in investigating to help to resolve complaints, disturbances, and violations Complete inspections of the property and market-ready units as needed Monitor and direct service operations to ensure service requests are completed within 24 hours and curb appeal standards are met Review resident retention programs to meet residents needs and improve retention Personnel Development Train, coach, and mentor team members when PM is not present Excellent communication and interpersonal skills Detail oriented and highly organized Strong customer service skills Skilled in time management and the ability to prioritize tasks Excellent critical thinking and problem-solving skills Solid understanding of anti-discrimination housing laws Perform other duties as required
