DC Management is seeking a property management professional to join our team as full-time Property Manager (PM). This PM position will work closely with the management and leasing team and residents living in our Greater Portland area communities. The successful candidate will have experience in property management with an ability to balance property performance and tenant experience. Position:
The Property Manager is responsible for the day-to-day operations of market-rate residential properties. This role ensures that both renters and owners receive exceptional service, community rules are enforced consistently and fairly, that properties perform well and are maintained to the highest standards. This position will work collaboratively with Leasing, Maintenance, Marketing, and Financial teams to ensure that assigned properties operate efficiently and achieve high performance across key operational and financial metrics. The ideal candidate brings a strong background in residential property management and a solid understanding of resident and owner relations.Education/Experience:
- College Degree preferred, equivalent relevant experience considered.
- Excellent communication and organizational skills.
- Ability to work independently, think critically and manage multiple priorities.
- Demonstrated experience managing market rate residential properties
Certifications/Licenses :
A valid driver's license or the ability to reach off-site meetings as needed.Essential Tasks:
- Manage day-to-day property operations ensuring it is well-maintained, fully occupied, and compliant with all local, state, and federal regulations.
- Handle resident complaints, enforce lease agreements and community rules.
- Collect rent and all applicable fees and/or resident charges, track delinquent accounts, negotiate payment agreements, initiate and follow through with legal proceedings for non-payment and evictions.
- Participate in annual budget preparation; provide recommendations on property management and capital improvements.
- Review monthly financial reports, explain variances, and identify strategies for improvement.
- Collaborate with leasing and management personnel on marketing and campaign strategies.
- Work with leasing personnel to develop and implement resident retention efforts.
- Participate in property inspections.
- Work closely with leasing and maintenance personnel to coordinate unit turnovers and lease-ups.
- In conjunction with maintenance personnel, monitor building, cleaning, and grounds contractor performance.
- Assess safety and security risks, identify and report potential solutions to supervisor.
- Identify opportunities to improve and maximize property value.
- Prepare reports as necessary.
- Operate financial, property and resident related software.
- Maintain resident confidentiality.
- Other duties as assigned.
Skills and Knowledge:
- Ability to work independently and as part of a team.
- Ability to make sound decisions quickly with an understanding of impact to owner and tenant.
- Understanding of Fair Housing, Maine Landlord-Tenant Law, and local ordinances including but not limited to those related to rent control.
- Ability to complete tasks on a timely basis.
- Excellent organizational and customer service skills.
- Demonstrated professional written and verbal communication and interpersonal skills.
- Ability to manage multiple projects simultaneously.
- Basic understanding of financial statements.
