• Affordable Housing CommunityJob Overview We are seeking an experienced Property Manager to oversee the day-to-day operations of a small affordable housing community.

This is a hands-on position for someone who understands HUD/Section 8 housing and is comfortable handling leasing, certifications, rent collection, maintenance oversight, and overall property operations. The Property Manager will work closely with a knowledgeable and supportive Regional Manager who will provide guidance and assistance with compliance, operations, and property performance. Previous Section 8 property management or affordable housing certification experience is required. Key Responsibilities Lease vacant apartments and maintain strong occupancy Process applications and complete applicant eligibility documentation Complete HUD/Section 8 annual and interim recertifications Maintain accurate and compliant resident files Collect rent and follow up on delinquent resident balances Prepare and deliver required resident notices Coordinate and schedule court filings and eviction proceedings when necessary Supervise and provide direction to the maintenance staff Ensure maintenance work orders are completed timely Monitor vacant apartment turns and ensure units are prepared for new residents quickly Oversee property curb appeal, cleanliness, and overall appearance Conduct routine property and unit inspections Coordinate contractors and vendors when necessary Respond professionally to resident questions and concerns Ensure the property remains in compliance with HUD and company requirements Work closely with the Regional Manager to address compliance, occupancy, maintenance, and operational issues Qualifications Previous Section 8 Property Manager, Assistant Property Manager, Occupancy Specialist, or Certification Specialist experience required Experience completing HUD certifications and recertifications Knowledge of affordable housing and Section 8 requirements Strong organizational and time-management skills Ability to communicate professionally with residents, employees, vendors, and contractors Comfortable handling rent collection and resident delinquency Ability to supervise maintenance operations and hold staff accountable Basic computer and property management software skills Ability to work independently while also taking direction from the Regional Manager What We Offer This is a great opportunity for an affordable housing professional who is ready to manage their own community while still having the support of an experienced Regional Manager .
