JOB DESCRIPTION

Responsible for the day to day maintenance and scheduled preventative maintenance programs for a single multi-family building. This position is responsible for installed equipment, construction support, preventive maintenance and necessary repairs at the building. This position is also accountable for ensuring that the building is well maintained and provides residents a comfortable and safe environment. Which includes maintaining preventative maintenance goals and objectives, as well as oversight of maintenance and construction projects. A solid customer service philosophy towards our residents is paramount.

DUTIES AND RESPONSIBILITIES

) 1. Oversee and perform daily operations, maintenance, and repairs of HVAC, electrical, plumbing, and other mechanical systems. 2. Schedule, assign, and supervise maintenance staff and vendors. 3. Conduct regular inspections of the property and equipment to ensure optimal performance and code compliance. 4. Manage work order system and respond promptly to resident service requests. 5. Maintain preventive maintenance schedules and accurate service records. 6. Collaborate with the property management team to plan capital improvements and budget maintenance expenses. 7. Ensure compliance with local, state, and federal building codes, safety regulations, and company policies. 8. Provide 24/7 emergency response as needed.

REQUIREMENTS

High school diploma or equivalent; technical certification or trade school preferred. Strong knowledge of building systems including HVAC, electrical, plumbing, and fire/life safety. Proven leadership skills and experience supervising maintenance personnel or vendors. Excellent troubleshooting skills and the ability to work independently and proactively. Must be Pool Certified or willing to obtain Pool Certification within the first 30 days of employment (company-sponsored). Strong communication and customer service skills.

EDUCATION / TRAINING

Degree:

High School Diploma or Equivalent

EXPERIENCE

5+ years of experience in building engineering, facilities maintenance, preferably in a residential or multi-family setting
