May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

SENIOR PROPERTY MANAGER
Advantage Commercial Real Estate Management Services is looking for a motivated and experienced senior property manager to manage a portfolio of commercial properties. As a senior property manager, you will provide outstanding customer service to our advisors and clients, while managing various commercial properties. You are responsible for all aspects of client and tenant satisfaction. You will also be responsible for preparing budgets and management of tenant improvement and/or capital improvement projects. The property manager should be diplomatic and tactful with customers, have exceptional customer service skills and be accustomed to handling sensitive, confidential records. Advantage Commercial Real Estate started in January 2021 and is a group of experts working in Industrial, Office, Retail, and Investment Property types. RESPONSIBILITIES
- Respond to tenant needs, working with the technical team to ensure problems are resolved promptly.
- Ensure that services are provided in compliance with policies, procedures, regulations, and contractual obligations and standards.
- Develop and manage annual budgets for operating and capital expenditures.
- Provide lease analysis for client's review and approval.
- Maintain strong relationships with property owners, tenants, vendors, and contractors in West Michigan
- Assess properties through inspections, financial reviews, including recommendations of capital expenditures to investors and owners.
- Bid and negotiate contracts with various vendors and manage vendor contracts.
- Create an annual maintenance and life safety compliance schedule for each property.
- Oversight and project management of capital projects: roofs, paving, HVAC, building envelope, landscaping, signage.
- Manage access control systems.
- Deliver the highest level of service through responsive, consistent, positive, and professional interactions with team members, tenants, owners, and clients.
QUALIFICATIONS
- Minimum of five years as commercial property manager
- Bachelor's degree or equivalent.
- Good organizational skills and attention to detail.
- Proficient in use of Excel, Outlook, and Yardi
- Working knowledge of Yardi software preferred.
