Northpoint Asset Management is growing its small multifamily and SFR presence in Lansing, MI and we are looking for an experienced Property Manager who is accountable for performance - not just tasks. We are building a championship organization for people who want real responsibility, high standards, and the opportunity to help build something excellent. If you want a position where completing the task is enough, this is probably not it. Northpoint moves fast. We communicate directly. This is a hands-on, field-oriented role. You will know the properties firsthand: the condition of the units, what is holding up turns, how leasing is performing, where maintenance is falling behind, what residents are experiencing, and what needs to happen next. At Northpoint, identifying a problem is not the same as solving it. Sending the email, assigning the work order, or calling the vendor is the beginning of the process. We expect our Property Managers to stay close to important issues until there is a clear resolution.

That does not mean saying yes to everything. It means knowing the properties, anticipating issues, bringing recommendations, and communicating before an owner has to ask. Our owners should understand what happened, why it matters, what we recommend, and what happens next.
What this role is:
The primary focus is Northpoint's growing Lansing, MI small multifamily/SFR portfolio. The role will include day-to-day property operations, new management transitions, stabilization, leasing performance, resident relations, property condition, maintenance oversight, financial performance, and owner communication. The position may require significant onsite presence in the Lansing area during takeover and stabilization. This is a multi-site role, not a position that will remain permanently based at one leasing office. You will have support from Northpoint's leasing, maintenance, accounting, marketing, operations, and other shared-service teams. You will also be accountable for what happens next. How we expect a strong Property Manager to operate:
- Know the properties well enough that owners do not have to tell you what is happening at them.
- Connect occupancy, collections, resident retention, property condition, expenses, and NOI rather than treating them as separate functions.
- Notice issues other people walk past and address them before they become larger problems.
- Understand the difference between assigning something and getting it completed.
- Hold vendors, contractors, and team members accountable for quality, timing, and follow-through without damaging productive relationships.
- Walk vacant units and recognize whether they are actually ready to show or move someone into.
- When leasing slows, determine why - pricing, product, condition, traffic, follow-up, competition, or execution - and act on it.
- Communicate with owners clearly: current status, impact, recommendation, next step, responsible party, and expected timing.
- Move comfortably between resident issues, make-readies, delinquency, vendors, leasing, and financial performance in the same day.
- Know when something can be handled remotely and when you need to be standing at the property.
Core responsibilities:
- Lead day-to-day operations across assigned small multifamily communities, including regular field inspections, property condition, curb appeal, and onsite follow-through.
- Drive occupancy and leasing performance, including pricing and concession recommendations, prospect feedback, aged-vacancy action plans, make-ready quality, unit turns, and move-in readiness.
- Manage resident relations and escalations, renewals, move-ins and move-outs, collections, delinquency, notices, and coordination of legal or Fair Housing issues through the appropriate channels.
- Set maintenance priorities; monitor open and aging work orders; and hold maintenance teams, vendors, and contractors accountable for scope, timing, workmanship, and completion.
- Lead new management transitions and stabilization efforts, including property assessment, resident communication, staffing evaluation, vendor access, operating priorities, and follow-through.
- Manage property budgets and forecasts, operating performance versus budget, expense and invoice review, owner statements, and proactive owner communication with clear recommendations and next steps.
- Maintain accurate portfolio control in AppFolio and provide additional Houston SFR support, including inspections, turns, vendor coordination, vacancy readiness, resident escalations, and field needs as required.
What we need from you:
- Previous Property Manager, Community Manager, SFR or equivalent experience with responsibility for multifamily property operations.
- Strong working knowledge of leasing, renewals, collections, resident relations, inspections, maintenance, unit turns, Fair Housing, landlord-tenant requirements, and property operations.
- Ability to manage property performance, prioritize competing responsibilities, oversee vendors and contractors, and independently drive follow-through.
- Working knowledge of property financials, budgets, forecasts, expenses, invoice approval, operating variances, and key performance metrics.
- Strong written and verbal communication, organization, judgment, and problem-solving skills.
- Active MI real estate license in good standing.
- Valid driver's license, reliable personal vehicle, current automobile insurance, and willingness to travel regularly throughout Western Michigan and to assigned properties.
- Reliable smartphone and computer suitable for securely accessing required company systems and applications.
Especially valuable:
- 3+ years of multifamily property-management experience, particularly in multi-site or small multifamily portfolios.
- Experience with management takeovers, operational stabilization, lease-up, or improving underperforming assets.
- Experience supervising or directing property-management and maintenance personnel.
- SFR/scattered-site experience, AppFolio experience, and familiarity with Michigan Apartment Association lease documents are pluses.
- Bilingual English/Spanish skills are a plus, but are not required. Compensation & work environment
- Starting salary: $75,000 annually.
- Quarterly performance bonus opportunity of up to 5% of annual base salary per quarter, for a maximum annual bonus opportunity of 20%, subject to plan terms and performance criteria.
- Field-oriented, multi-site work across assigned Western Michigan-area properties, with regular property walks and time spent in occupied and vacant homes, common areas, exterior areas, and active maintenance or renovation environments.
- Occasional schedule flexibility may be required based on leasing, move-in, resident, maintenance, transition, or property needs; must be able to occasionally lift and carry approximately 20-25 pounds.
