The Opportunity:

This position is responsible for providing preventive care and daily maintenance of private residential estates, oversight of maintenance for those properties, and coordination/supervision of grounds and maintenance employees and independent contractors hired to perform specific tasks relating to any other grounds or maintenance related tasks. This position will be assigned the Northern Michigan properties and residences owned by the Family.

What You'll Do:

Household Maintenance Conduct regular maintenance inspections throughout residences and properties. Perform minor repairs and arrange for major repairs with appropriate contractor(s) following consultation with Senior Property Manager. Regularly monitor all mechanical equipment (HVAC, plumbing, water softener, generator, refrigerator, ice maker, electrical and security systems) to ensure optimal efficiency and operation. Replace air filters on furnaces and all other equipment once every three months. Maintain written maintenance schedule. Maintain cleanliness and operation of fireplaces; keep wood bins stocked. Coordinate exterminator service and treatments on a regular schedule. Arrange for trash removal and put trash out for collection on scheduled days; maintain cleanliness and orderliness of trash receptacles; wash receptacles as needed; check trash compactor and outdoor receptacles on a daily basis. Conduct regular checks throughout premises to ensure all light bulbs are in working order and replace bulbs as necessary; ensure adequate stock of miscellaneous supplies, i.e. batteries, light bulbs, cleaning products/equipment, filters, tools, etc. Ensure doors are well-oiled to avoid squeaking. Check GEM cars, Segways, bicycles, motorcycles and vehicles to make sure they are cleaned, maintained and charged for Family's arrival. Grounds Maintenance Conduct daily inspections throughout premises. Perform minor repairs and arrange for major repairs with appropriate contractor(s) following consultation with Senior Property Manager. Inspect painted surfaces, wood, stucco, stone, and grout conditions of exterior of residence; clean gutters as needed. Routinely check docks and electrical systems to ensure they are working properly. During the summer months, the docks need to be kept free and clear of wood splinters. During the winter months, the bubblers will need to be checked daily to ensure that they are keeping the water open and free from ice. Inspect driveway at least once a year; arrange for repairs and preventive maintenance with contractor(s) following consultation with Property Manager. Ensure dead or fallen tree limbs are promptly removed from driveway. Oversee gardening, mowing, and edging and work with service providers to ensure five-star quality within the flower beds and lawns. Consult with landscape service provider for use of appropriate sprays and fertilizers and pest control for grounds; schedule applications as needed; assist as needed. Ensure cleanliness and operational readiness of outdoor grill and propane fuel tanks. Inspect shoreline property to ensure the integrity of the rocks, barriers and beaches as well as noting erosion damage. Inspect outdoor lighting and sprinkler systems to ensure they are working properly. Ensure cleanliness and general maintenance of pond(s). Conduct regular scheduled maintenance. Automobile Maintenance Maintain cleanliness of interiors and exteriors of automobiles, fuel levels, and repair and maintenance requirements. Ensure proper paperwork is in each vehicle, i.e. registration, insurance, documentation, etc. Ensure proper monthly maintenance is performed - oil changes, car washes, etc. General Responsibilities Train and supervise regular and seasonal property and grounds and maintenance employees as assigned. Review and approve timesheets and assist with evaluating performance on an annual basis as needed. Manage any projects related to household and grounds maintenance, including hiring and coordinating any contractors or service providers. Oversee services, ensure projects are completed in a timely manner, and resolve any concerns with performance following consultation with Senior Property Manager. Hire/schedule/monitor the following services as needed: Trash removal Heating/cooling systems Plumbing and electrical services Landscaping and sprinkling systems Exterminator services Maintain accurate list and telephone numbers of service contractors and sub-contractors for all residences. Must be proactive in ensuring the Senior Property Manager is made aware of important grounds and maintenance issues. Maintain a positive working relationship with Family members and co-workers. Pick up/drop off people or cars at airport locations. Respond to property alarms as received and ensure alarm systems are in working order. "Open" and "close" residences. Conduct advance work at assigned properties, i.e. prepare homes for arrival, trouble shoot problems, etc. Assist with holiday decorating, i.e. Christmas lighting, special event requirements, table set up/tear down, etc. Perform special projects at request of head(s) of household or Property Manager; run errands as necessary. Must be available "on-call" for various unforeseen issues and needs of the properties.

What You'll Bring:

Landscaping/grounds experience required. Maintenance experience required. Supervisory, team lead, or vendor/contractor coordination or management experience required. Knowledgeable regarding proper care and maintenance of lawn, trees, shrubs, etc. Knowledgeable regarding mechanicals, such as underground sprinkling systems and heating/cooling systems. General knowledge and basic skill level in certain trades, such as mechanicals, HVAC, plumbing, appliance repair, building/carpentry, painting, etc. Must be a responsible, dedicated, dependable, and self-directed person of highest integrity; organized and reliable; positive in attitude; and demonstrate pride in service provided. Strong interpersonal and communication skills are essential. Attention to detail, organization, and follow-through in daily routine essential. Ability to maintain a highly productive work output without immediate supervision. Valid driver's license required.

Responsibilities are conducted in the home(s) of the client of RDV Staffing. ESSENTIAL PHYSICAL DEMANDS

Required to wear employer-provided uniform when applicable. Required to wear appropriate employer-provided safety equipment in performance of job. Ability to lift fifty (50) pounds to a maximum height of six (6) feet; occasional lifting to eighty (80) pounds. Ability to stoop, bend, kneel, climb, and remain standing on feet for lengthy periods of time. Ability to safely operate power machinery and lawn care tools, e.g. backpack blower, string trimmers, mowers, chainsaw, skid steer loader, plow, snow blower, aerial lift, forklift, etc. Ability to work outdoors in all types of weather conditions.
