Job Description

Oversee all leasing, marketing, bookkeeping, customer service, resident retention and administrative responsibilities as well as management of a staff greater than two (2) employees.
REPORTS TO
Regional Property Manager
RESPONSIBILITIES
(including, but not limited to) Develop, plan and implement the budget to control the overall financial performance of the property. Handle recordkeeping and reporting responsibilities on a daily, weekly and monthly basis. Maintain accurate records of income and expenses. Process invoices and payroll. Ensure timely rent collections, rent postings, bank deposits and laundry revenue collections. Timely handle late notices and evictions on delinquent rents as required. Maintain a minimum collection rate of 95%. Monitor, in partnership with the service manager, effective cost control procedures to insure budget compliance in the maintenance department. Operational Oversee customer service and resident relations. Oversee maintenance department practices to include work orders, apartment move-ins, move-outs, turn overs and curb appeal. Oversee vendor/contractor relations. Staff Management Hire, train, motivate, coach, develop, supervise, discipline and recommend termination of staff in order to achieve the operational goals of the property. Marketing/Sales/Leasing/Customer Service Oversee and maintain all new lease and lease renewal practices to include the resident selection and approval process. Prepare and implement marketing plans, supervise completion of marketing survey and analyze rental trends and track advertising effectiveness. Oversee marketing outreach to include interacting with neighborhood groups and community organizations. Evaluate and set the standard for product preparation, curb appeal, target units and general appearance of the community. Develop, oversee and participate in resident activities. Handle resident complaints and interact on all notices to vacate to save as many as possible from moving out. Ensure follow up on prospects, new residents, renewals and service requests are handled timely and effectively to maintain resident retention goals.
Qualifications:
Previous management experience that includes responsibility for financial and operational results, sales, marketing and staff supervision. Residential property management experience preferred. Customer service skills and the ability to develop a rapport with the residents and community staff. Analytical ability, problem solving and organization skills. Accuracy and attention to detail. Ability to handle multiple priorities. Ability to meet deadlines. Written and verbal communication skills. Proficiency with Microsoft Office Products and
MRI. PHYSICAL REQUIREMENTS
Have constant need (50% to 100% of the time) to perform the following physical activities:
Bend/Stoop/Squat:
Perform routine office tasks such as filing, sparkling units and cleaning grounds.
Climb Stairs:
Apartments that you show may be on the 2nd or 3rd floors.
Push or Pull:
Move/Operate equipment such as filing drawers, refilling printer/copier drawers, open and close doors, etc. Reach above
Shoulder:
To stock and remove supplies.
Finger Dexterity:
Perform office functions with computers, calculators and writing equipment.
Writing:
Guest cards, applications, leases, renewals, conversation notes, reporting etc… Lifting/Carrying (supplies, welcome gifts etc): Over 25-150 lbs: Rare Need 1-25 lbs: Constant need (15-30% of the time) such as cartons of paper
FOR AFFORDABLE PROPERTIES
(HUD): Bookkeeping Handle resident payment recordkeeping and reporting responsibility on a daily, weekly and monthly basis. Enter all Move-ins and Move-outs in One-Site as required Maintain accurate records of rent payments and income processing as required. Responsible for the collection, posting and depositing of revenue to include receiving, processing and posting rents and security deposit payments. Make manual bank deposits when required Prepare and send out monthly rent bills and late notices as required. Handle delinquencies; ensure court stipulations are being followed. Handle legal filings, court cases and evictions when required. Maintain minimum 95% collection status; provide collection/delinquency report by 15th of each month.
Certification / Recertification
work Printing and distribution of 60, 90 and 120 day Recertification notices. Schedule and conduct recertification interviews with residents Personally perform required annual unit inspections for every AR Recertification to check condition of unit, report necessary repairs and confirm family composition as required on the 50059-HUD form Process and follow up on all 3rd party verifications for annual Recertification. Perform timely Recert follow-ups on missing documentation, and review docs for all required information in preparation of final Resident and Manager signatures. Set up and organize resident files as recertifications are completed.
ADDITIONAL REQUIREMENTS
Any employee using their personal vehicle or company vehicle (including golf carts) must have a valid drivers' license and insurance which can be verified at any time during their employment by any company supervisor. To be eligible for employment employee must complete and pass a background check and drug screening.
