Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description
Overview We are seeking a dynamic and motivated individual to fill a full time Property Manager/Main Office role. The Property Manager - Main Office serves as the first point of contact for GMM/GMP's Main Office in Erskine, managing incoming phone calls and mail while also carrying property management responsibilities for an assigned portfolio. This position plays a critical role in delivering consistent, equitable, and responsive service to residents and tenants, particularly in receiving and processing maintenance and work order requests in accordance with company-wide procedures and Fair Housing requirements. As Property Manager, you'll oversee the day-to-day operations of your assigned communities — from leasing and resident relations to inspections, vendor coordination, and compliance. You'll work closely with our Director of Property Management, Facilities Manager, and Greater Minnesota Management team to keep properties well maintained, financially healthy, and welcoming for residents and prospective tenants alike. Duties Serve as the first point of contact for the Main Office, answering and directing incoming phone calls in a professional and courteous manner. Receive, sort, and distribute incoming mail and packages; prepare outgoing mail as needed. Greet and assist visitors, residents, tenants, vendors, and staff at the Main Office. Take maintenance and work order calls from residents and tenants across all managed properties. Accurately enter all maintenance/work order requests into the Yardi system in a timely manner, ensuring requests are routed appropriately and tracked to completion. Respond to all residents and tenants consistently and equitably in accordance with Fair Housing requirements, regardless of property or personal familiarity with staff. Communicate urgent or emergency maintenance issues to the appropriate Facilities or Property Management staff immediately.
• Manage leasing activity: marketing available units, screening applicants, and preparing lease documentation. Manage day-to-day operations for an assigned portfolio of properties, including HUD Project-Based Section 8, USDA Rural Development Section 515, and/or market-rate units as assigned. Process applications, recertifications, and lease renewals in accordance with program and company requirements. Conduct or coordinate move-in/move-out inspections and unit inspections as needed. Maintain accurate resident files and property records in compliance with program and company retention requirements. Assist with rent collection, delinquency follow-up, and related administrative tasks. Coordinate with the Facilities Manager and maintenance staff to ensure timely completion of work orders and capital improvement needs. Support a positive resident experience and assist in maintaining property curb appeal and reputation within the community. Perform other duties as assigned. Experience High school diploma or equivalent required; associate or bachelor's degree preferred. Prior experience in property management, front office administration, or customer service preferred. Experience with Yardi or similar property management software preferred. Familiarity with
HUD, USDA
Rural Development, and/or Fair Housing regulations preferred; willingness to learn required. Strong verbal and written communication skills, with the ability to interact professionally and consistently with all residents and tenants. Excellent organizational skills and attention to detail. Ability to manage multiple priorities in a fast-paced office environment. Proficiency with Microsoft Office and general office equipment. Valid driver's license and reliable transportation required.
