JOB SUMMARY
Assistant Property Managers are responsible for effectively marketing and renting apartments while nurturing relationships with prospective and current residents. As the first point of contact for prospects and residents, this sales role is focused on providing exceptional customer care and goal resolution. The successful candidate must possess a passion for working with people and an outgoing personality. Prior experience in property management is a plus, but is not necessary. We have a team of experts ready to share their knowledge and experience with you to help you succeed in this role. Hours Weekly schedule is Tuesday-Friday 10 AM- 6 PM & Saturdays from 10 AM-4 PM
LOCATION
Hopkins & Minnetonka (Chasewood Gates, The Chase at Nine Mile Creek, Shady Oak Crossing) - Our Chasewood Gates & The Chase at Nine Mile Creek Apartments are communities that feel more like estates than apartments. PRINCIPAL RESPONSIBILITIES
Act as the first point of contact for any questions or concerns prospective or current residents might have, answering and returning phone calls and emails promptly and courteously. Provide prospective residents with informative, friendly, apartment tours. Assist in rental application processing and lease packet assembly. Participate in the new resident move-in process - signing leases and distributing keys to new residents. Assist Property Manager in evaluating and maintaining overall property operations. Participate in the resident move-out process, collecting keys and forwarding address information from departing residents. Communicate maintenance requests or urgent needs to the Property Manager and Maintenance Coordinator. Complete inspections of vacated apartments and assess any necessary charges. Assist in all month-end procedures. Collect all monthly rents and deposit them accordingly. Communicate economic vacancies and Unlawful Detainers with Supervisor. Work with the Property Manager to maintain a strong online presence. Affordable Housing Compliance Assist with initial certifications and annual recertifications. Maintain compliance with LIHTC (Section 42), HUD, HOME, and other affordable housing programs. Review and maintain resident files to ensure accuracy and audit readiness. Prepare communities for agency inspections including NSPIRE, Management and Occupancy Reviews, and state compliance monitoring. Maintain confidentiality of resident information.
WHAT A TYPICAL DAY MAY LOOK LIKE
Taking prospects on a scheduled tour of a community Following up with potential residents via phone and email Assisting in application processing Responding to resident questions and concerns via phone and email Completing various office tasks
QUALIFICATIONS
Experience 1-2 years customer service and/or sales experience 1 year leasing experience 1 year of Affordable Housing experience Skills and Abilities Strong attention to detail Strong organizational skills Strong interpersonal communication skills Excellent customer service skills Demonstrated and proficient computer skills, including Microsoft Office suite (Word, Excel), Internet, Email Fluent in English; Clear, understandable verbal and written communication; Proper use of grammar and spelling. Required Education and Training High School Diploma or GED required. Other Requirements Regular and consistent attendance. Reliable transportation. Valid driver's license and current auto insurance. Availability to work weekends and on the first and last day of each month.
