May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Velair Property Management is hiring a Senior Property Manager in Hugo, MN. This is a full-time position. Senior Property Manager Tax Credit (LIHTC)
Multi-Family Properties:
Forest Oak, Forest Oak II, and Rosemary Apartments Schedule:
Monday Friday, 8: 00 AM 4: 30 PM, with occasional work outside of standard business hours as required by business needs

Velair Property Management is seeking a highly motivated, knowledgeable, and experienced Senior Property Manager to oversee operations, optimize financial performance, and ensure an exceptional living experience for residents at two multi-family Section 42 (Tax Credit) apartment communities. The Senior Property Manager is responsible for the overall operational and financial performance of the communities, including leadership of on-site teams, compliance oversight, resident satisfaction, and maintaining strong occupancy and financial results. Essential Duties and Key Responsibilities Maintain occupancy rates above 95% by implementing effective leasing and retention strategies.

Maximize net operating income through proactive rent collection and cost management.

Foster strong, professional relationships with residents, prospective tenants, vendors, and team members.

Ensure full compliance with federal, state, and local Fair Housing laws and property management regulations.

Lead and mentor team members in all aspects of property operations, including marketing and leasing, maintenance coordination, program compliance, resident relations, and financial performance.

Oversee the make-ready process to ensure units are move-in ready.

Maintain property curb appeal and operational safety through routine inspections and preventive maintenance.

Represent Velair professionally with a polished and business-appropriate appearance.

Perform other duties as assigned.
