On-Site Property Manager - South Metro, MN KOST Management Inver Grove Heights, MN Job Details Part-time | Full-time $19 - $26 an hour 1 hour ago Benefits Health savings account Health insurance Dental insurance 401(k) Paid time off Paid housing Flexible schedule Qualifications Phone communication Filing Attention to detail Conflict management Organizational skills Newsletters (communication methods) Marketing Client interaction via phone calls Full Job Description Position Overview The Property Manager is responsible for the daily operations, resident relations, leasing, compliance, and coordination across a multi-site portfolio in the south metro, currently two communities totaling approximately 85 units. This role covers a minimum of two properties and may grow to up to six properties as our portfolio expands. We are seeking a hands-on, outgoing, self-motivated leader to ensure all communities are well-maintained, occupancy targets are met, resident needs are addressed promptly, and all management activities are completed in accordance with management policies and Minnesota housing regulations. This role has on-site office hours available for residents at each property to stop by. We are flexible with what days/hours are worked, but would set a schedule so residents at each community know when to expect management on-site or available. This role is supported by a Central Office Support Staff based out of Minneapolis, Minnesota. Subsidized on-site housing may be available depending on the compensation structure. Responsibilities Oversee daily operations across all assigned properties, splitting on-site time between communities as needed. Handle resident questions and provide exceptional customer service to enhance resident satisfaction at all communities. Conduct property tours, review and process applications, manage lease agreements, and suggest unit rates and rent promos for each property. Maintain accurate records of resident interactions, lease agreements, and property maintenance requests using our property management software, AppFolio. Ensure compliance with Fair Housing regulations and landlord-tenant laws across all properties. Communicate any known maintenance issues to the Lead Tech (please note — maintenance coordination is handled from our central office and Division Head). Manage administrative tasks including data entry, filing, and maintaining organized office records for all properties. Communicate invoices or vendor communication to the accounting team. Develop and maintain positive relationships with residents to encourage lease renewals and upselling of services. Host a resident event once a quarter at each community, and send out monthly newsletters. Assist in the implementation of marketing strategies to attract new tenants across all properties. Participate in conflict management and resolution processes as needed. Qualifications Previous experience in property management is preferred but not required. Experience in Google Drive, AppFolio, and/or ability to navigate computer programs and learn quickly is necessary. Excellent customer service skills with a focus on relationship management. Strong organizational skills with attention to detail for data entry and filing tasks. Effective phone etiquette and communication skills are essential for interacting with tenants and vendors. Ability to work collaboratively within a team environment while also being self-motivated, and comfortable managing priorities across multiple properties. Reliable transportation to travel between assigned properties. Pay:
