A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Property Manager - Section 8 /

Cloud, MN Pay:

$50,000 - $55,000 per year (DOE) Full-Time | Benefits Available Career Strategies is seeking an experienced Property Manager with Section 8 / HUD affordable housing experience to oversee a well-maintained apartment community in St. Cloud, MN . We are looking for a motivated leader who understands affordable housing compliance, provides exceptional resident service, and can successfully manage the daily operations of the property. Responsibilities Manage all day-to-day operations of a Section 8/HUD apartment community. Ensure compliance with HUD, Section 8, Fair Housing, and company policies. Complete annual and interim recertifications and maintain accurate resident files. Oversee leasing, move-ins, move-outs, renewals, and resident relations. Monitor occupancy, rent collections, delinquency, and budgeting. Coordinate maintenance operations to ensure timely completion of work orders and unit turns. Prepare reports, maintain property records, and ensure audit readiness. Build positive relationships with residents, vendors, and ownership. Lead and develop on-site staff while maintaining a positive team environment. Section 8 property managers commonly oversee recertifications, resident eligibility, rent collections, compliance, and HUD/Fair Housing requirements. Qualifications Previous Property Manager experience required. Section 8 / HUD affordable housing experience is required. Experience with annual and interim recertifications. Strong understanding of Fair Housing and HUD regulations. Excellent communication, leadership, and organizational skills. Experience with property management software (Yardi, RealPage, OneSite, or similar) is a plus. Proficiency with Microsoft Office. Reliable transportation and a valid driver's license.
