Overview We are seeking a dynamic and highly organized Assistant Property Manager to help oversee the financial performance, day-to-day operations, regulatory compliance, and physical maintenance of Balsam on Broadway. This role provides excellent customer service, supports annual budgeting and financial goals, ensures compliance with affordable housing programs, and helps lead and support a high-performing onsite team. Lead People Compensation & Incentive Summary Annual Base Salary:
$45,000 - $54,000 per year.
Incentive Compensation:
Eligible for additional compensation through leasing commissions. Key Responsibilities Provide superior customer service to residents, prospects, and other partners. Comply with requirements of the Low-Income Housing Tax Credit affordable housing program, Fair Housing regulations, and company policies. Oversee leasing efforts for the property, including lead management, property tours, and generating rental applications. Process applications, including income calculations and verifications. Assist the Property Manager in ensuring smooth operations of the property, including physical property maintenance, rent collection, leasing, expense control, occupancy management, etc. Maintain positive resident relations and resolve issues as they arise to ensure a comfortable and safe living environment. Maintain occupancy goals through vacancy anticipation, proactive leasing, and on-time lease renewals. Complete move-in and move-out inspections with residents. Ensure that rented units are ready for new residents. Fill in as acting Property Manager when needed. Qualifications & Requirements Strong written communication skills, including proficient grammar, spelling, punctuation, and professional business writing style for resident notices, emails, and reports. Excellent verbal communication and interpersonal skills, with the ability to maintain a professional, respectful tone across all interactions. Strong customer service, communication (written and oral), and relationship-building skills. Education & Certifications High School Diploma or GED required; 1+ years of affordable property management experience preferred Experience with Yardi Voyager, RENTCafé, CRM software, and Microsoft Office preferred.
Physical Demands & Work Environment Mobility & Walking:
Frequently required to walk property grounds, navigate multi-story buildings, climb stairs, and walk across uneven outdoor terrain during property walkthroughs and inspections.
Positioning & Lifting:
Frequently required to stand, walk, sit, bend, stoop, kneel, reach, handle office equipment, and lift or carry objects weighing up to 25 lbs.
Vision & Communication:
Requires specific visual acuity to conduct comprehensive inspections, read detailed reports, and engage effectively in verbal and written communication with residents, staff, and partners.
