Job Description
Sharper Management is looking for an experienced Community Manager who is looking for a great work environment with growth opportunities. Under direction from the Board of Directors, the Community Manager is responsible for the daily business operations and management of the Community Association required in the governing documents and any applicable state law. The position requires the ability to multi-task on a variety of levels with the utmost focus and professionalism. The position will be the main point of contact for the Board Of Directors while maintaining accurate Association records, performing consistent site inspections, and compiling comprehensive management reports and agendas for Board meetings. Vendor Management Direct day-to-day operations of all contracted service providers, including HVAC, mechanical, electrical, elevator, life-safety, janitorial, waste, security, plumbing, pool, landscaping/snow, and legal services. Lead competitive bidding processes—drafting Scope of Work (SOW) documents, creating RFPs, analyzing bids, and presenting vendor recommendations to the Board. Monitor vendor execution against contract terms to ensure high-quality service during routine maintenance, urgent repairs, and major structural projects. Operations Conduct regular, thorough property walkthroughs to audit vendor work, enforce quality standards, and resolve maintenance issues before they impact residents. Verify vendor compliance to building policies and procedures. Financial & Administrative Operations Manage vendor contract lifecycles, review and approve invoices, track project budgets, and negotiate service agreements to maximize property value. Handle high-rise building logistics, including vendor scheduling, freight elevator reservations, and contractor access. Provide clear, proactive communication to the Board and residents concerning scheduled vendor work, property maintenance, or service interruptions.
