8680 Delmar Blvd, University City, MO 63124 Overview Avenir is a luxury apartment community in University City, and we're hiring a Property Manager to lead the full operation — five departments, the property budget, and the day-to-day resident experience. Leadership Scope Direct daily operations across Leasing, Resident Services, Maintenance, and Housekeeping. Oversee amenity operations — resort-style pool, fitness center, pet spa, parking garage, business center. Own the property budget, financial performance, and vendor/contract relationships. Lead capital improvement projects from planning through execution. Hire, train, and develop a multi-department leadership team. What Success Looks Like Strong occupancy and renewal rates through proactive leasing strategy. Healthy NOI through disciplined budget and vendor management. A property that runs at luxury/hospitality standard — cleanliness, safety, curb appeal. A resident-first culture with high engagement and low turnover. Full Fair Housing and regulatory compliance across the community. Requirements 5+ years in property management, hospitality, multifamily, or luxury residential leadership. 3+ years supervising teams across multiple departments. Bachelor's degree in Business, Hospitality, or related field preferred. Strong financial/budget management background. Proficiency in property management software and Microsoft Office. Immediate on-site availability; occasional after-hours emergency response required.
