Property Manager / Leasing Specialist Handsboro Pointe | Gulfport, Mississippi Position Overview Handsboro Pointe Condominums, a luxury mixed-use residential and commercial development is seeking a results-driven Property Manager / Leasing Specialist to lead operations, drive occupancy growth, and establish excellence in resident and commercial tenant experience. This is not a traditional property management role. You will have direct access to ownership, operational authority over leasing strategy, and the opportunity to shape Handsboro Pointe's reputation and revenue trajectory. You will participate in Tower 2's lease-up mission—turning vacant units into occupied revenue generators—while managing 40 residential units and 8 commercial spaces across two towers. Key Responsibilities Leasing & Occupancy (40% of role) Drive Tower 2 lease-up to 90%+ occupancy within 12 months Market units through digital channels, property tours, and direct prospect engagement Qualify and screen prospective residents and commercial tenants Negotiate lease terms, execute leases, and manage move-in coordination Solicit new commercial tenants Operations & Collections (35% of role) Manage all property operations using Buildium (lease tracking, rent collection, tenant communications) Manage website and marketing materials Achieve 95%+ monthly rent collections through proactive follow-up Process HOA payments, maintain assessments, and provide transparent financial reporting Maintain accurate property records in Buildium (Organization is priority one) Maintenance, Security & Compliance (20% of role) Oversee daily maintenance, grounds, and security operations Respond to tenant requests and maintenance issues with 24-hour standard Ensure compliance with HOA convenances, lease terms, local codes, and safety standards HOA & Resident Experience (5% of role) Serve as on-site HOA resource for residents and tenant questions Attend and support HOA meetings; provide operational updates, and financial transparency Required Qualifications 3+ years of property management experience (residential, commercial, or mixed-use) Proven experience with lease-up or occupancy growth in multifamily or commercial properties Proficiency with property management software (Buildium preferred) Strong communication skills (written, verbal, and ability to de-escalate difficult situations) Ability to manage multiple priorities, meet deadlines, and work independently Proficiency in Microsoft Excel (data entry, reconciliation, reporting) Valid driver's license and reqirement to be on-call for emergencies Preferred Qualifications Experience with lease-up or repositioning projects (new construction or renovation) Background in mixed-use (residential + commercial) property management Buildium certification or advanced knowledge Experience managing HOA operations and community governance
