Invitation Homes is seeking a Renewal Specialist to support resident retention and revenue growth across our single-family rental portfolio. In this role, you will manage the full lease renewal lifecycle-from outreach through execution-guiding residents through options, pricing, and term adjustments while delivering a resident-first experience. You will analyze occupancy, resident history, and local market conditions to support renewal recommendations, prepare and track renewal offers, and ensure timely completion of all documents. Working closely with operations and asset management, you'll help reduce vacancy, improve satisfaction, and uphold our standards of integrity, collaboration, and accountability in every interaction. Responsibilities Manage end-to-end lease renewal process for single-family rental residents Communicate renewal options, pricing, and terms to residents via phone and email Analyze resident history, market data, and occupancy to support renewal strategies Prepare, send, and track renewal offers and lease documents in leasing systems Collaborate with operations, leasing, and asset management to meet retention goals Maintain accurate records, notes, and documentation in CRM/property management tools Monitor renewal pipelines, deadlines, and expiring leases to reduce vacancy Resolve resident questions and issues related to renewals and lease terms Use KPIs and reporting to identify trends and recommend process improvements Ensure compliance with company policies, fair housing, and local leasing regulations Required Skills Lease renewal management Real estate or property management knowledge CRM and property management software (e.g., Yardi, Real Page) Data entry and documentation accuracy Customer service and resident relations Sales and negotiation Microsoft Excel and reporting Knowledge of fair housing and leasing regulations Written and verbal communication Time management and prioritization
