A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description—Property Manager Basic Function Plan, direct, or coordinate the management or governance activities for associations of commercial, or residential real estate properties. Responsible for maintaining the integrity of the physical asset. Responsible for managing associations in accordance to governance documents. Relationships Reports to Executive VP
  • Property Management Supervises all on-site and off-site personnel at properties assigned.
Maintains relationships with peers and all other departments within the company. Maintains relationships with suppliers, vendors, and others serving the Company or the property. Activities The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position. Maintaining the physical asset—
  • Supervises employees and contractors
  • Assures adherence to specifications (contractual; operations manual)
  • Conducts formal site inspections of building interior and exterior
  • Makes recommendations for physical repairs and/or replacements
  • Ensures observance of safety regulations
  • Ensures appropriate reserves or implements plan to achieve appropriate reserves. Financial reporting and control—
  • Reviews and helps develop annual property management plan and operating budget
  • Reviews all monthly financial reports
  • Approves payments (payroll, invoices)
  • Approves expenditures in accordance with Company policy and procedures. Governance Oversight
  • Effectively communicate with owner and Board of Directors
  • Review association documents and has comprehensive knowledge of details
  • Advises Board of Directors and residents regarding association documents and by laws
  • Follows legal requirements regarding association management and operation. Administration
  • Handles on-site employee selection, training, and control, (if applicable) and assures that all supervised employees comply with the appropriate policies and procedures.
  • Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate.
  • Ensures property files and records are maintained.
  • Continually improves management and technical skills.
  • Spends sufficient time on obtaining market knowledge, community relations, and asset evaluation.
Qualifications (Ideal) Minimum of seven years of experience working with associations as well as commercial investment properties. Real estate license. Strong leadership and motivational abilities. Exceptional communication skills, both verbally and written, and the ability to interact with wide range of people. Attentive to detail. Proficient in Excel Please provide salary requirements. '
