Job Description

Job Title:
Residential Rental Property /
Office Manager Reports To:
General Manager Location:
[Washington, NC]
Summary:
We are looking for a highly motivated and experienced Rental Office Manager to join our team. The ideal candidate will have a proven track record of success in managing residential rental properties, as well as excellent customer service and interpersonal skills.
Responsibilities:
Oversee the day-to-day operations of the rental office/team
Tenant Placement & Screening:
Marketing vacancies, showing units, and running background, credit, and eviction checks to secure reliable residents.
Lease Management:
Drafting, signing, and enforcing legal lease agreements, including handling renewals and move-in/move-out inspections.
Rent Collection:
Collecting monthly rent, enforcing late fees, and managing security deposits according to state laws.
Maintenance & Repairs:
Coordinating routine upkeep, handling emergency repair requests, and managing third-party vendor contracts.
Financial Reporting:
Tracking income and expenses, budgeting for improvements, and providing regular financial statements to the property owner.
Legal Compliance:
Ensuring the property adheres to local housing codes, Fair Housing regulations, and managing legal evictions when necessary.
Qualifications:
NC Real Estate License- preferred, but not required 3+ years of experience in property management Strong customer service and interpersonal skills Excellent organizational and time management skills Ability to work independently and as part of a team Proficiency in Microsoft Office Suite Experience with property management software preferred

Additional Information:
This is a full-time position. However, weekend and evening hours may be required at times.
