CTR Property Management is hiring a full-time Commercial Property Manager that is responsible for the day-to-day management and financial performance of a portfolio of commercial properties. This role requires a highly organized professional who can effectively balance tenant relations, maintenance coordination, budgeting, lease administration, capital projects, and vendor management. The ideal candidate is proactive, customer-focused, financially savvy, and comfortable working independently while collaborating closely with maintenance, leasing, accounting, asset management, and ownership teams.. Key Responsibilities of the Commercial Property Manager Property Operations Conduct routine property inspections and develop action plans for deficiencies. Ensure properties are safe, attractive, and professionally maintained. Coordinate maintenance, repairs, landscaping, snow removal, janitorial services, and other building services. Oversee preventive maintenance programs and capital improvement projects. Tenant Relations Serve as primary point of contact for tenants. Respond promptly to tenant concerns and service requests. Manage tenant move-ins, move-outs, renewals, and expansions. Maintain strong tenant relationships to encourage retention and satisfaction. Financial Management Prepare annual operating budgets and monitor performance. Analyze monthly financial statements and variances. Review accounts receivable, collections, and delinquency reports. Manage recurring billings and review vendor invoices. Prepare and review CAM reconciliations and tenant reconciliations. Lease Administration Interpret and enforce commercial lease provisions. Administer rent escalations, CAM charges, tax recoveries, and insurance requirements. Monitor critical dates including options, expirations, and notice deadlines. Vendor & Project Management Solicit and evaluate contractor bids. Manage service contracts and vendor relationships. Oversee capital projects from scope development through completion. Ensure compliance with insurance, safety, and contractual requirements. Ensure properties are safe, attractive, and professionally maintained. Commercial Property Manager Qualifications & Experience Required 3+ years of commercial property management experience. Strong understanding of commercial leases and CAM recovery structures. Experience preparing budgets and analyzing financial reports. Excellent communication and customer service skills. Strong organizational and project management abilities. Proficiency with Microsoft Office, particularly Excel. Preferred Bachelor's degree in Business, Real Estate, Finance, or related field. Experience with AppFolio, Yardi, MRI, Buildium, or similar software. CPM, RPA, or similar professional designation.
