A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Director of Property Management Classification:
Non-Exempt Job Summary:
The Property Management Support position is responsible for performing tasks common to all Occupancy Specialists. Primary responsibilities include, but are not limited to, marketing properties, processing mail, ordering office supplies, creating and delivering tenant notices, handling applicant phone calls, accompanying Occupancy Specialists and/or Maintenance staff on inspections, key management, scheduling meetings, taking meeting minutes, mailing out, reviewing and tracking applications. This position may also assist Occupancy Specialists and Director of Property Management as needed.Essential Functions:
- Initial handling of applications.
- Follows Fair Housing Laws.
- Communicate with applicants/tenants in a manner that is productive, respectful, and professional.
- Processes marketing for properties.

- Familiarity with SCS Housing Properties and Programs (will train the right person).
- Familiarity with LIHTC and HUD Housing Programs (will train the right person).
- Ability to file accurately and consistently.
- Willingness and ability to learn and effectively utilize Property Management software to perform essential functions of the position.
- Ability to communicate with outside agencies in a professional manner.
- Strong computer skills, including knowledge of Microsoft Word, Excel, and Outlook.
- Valid driver's License
- Proof of vehicle insurance and a dependable vehicle
- Willingness to travel to various sites that are managed by Southwestern Community Services.
