Job Description

Brady Sullivan Properties is seeking an experienced, motivated Residential Assistant Property Manager to join our team at a property in Merrimack, NH. This is a full-time opportunity for a customer-focused professional with a strong background in residential property management. The Assistant Property Manager will work closely with the Property Manager to oversee the day-to-day operations of the property while supporting leasing, resident relations, maintenance, financial performance, and compliance. The ideal candidate will be organized, proactive, and committed to providing an exceptional resident experience while achieving company goals. Key Responsibilities Assist with all day-to-day property operations, including marketing, leasing, maintenance, and resident relations. Interact directly with prospective and current residents to maximize occupancy and resident retention. Generate and manage leasing traffic, conduct apartment tours, qualify prospective residents, and complete the leasing process. Answer phones, respond to inquiries, prepare lease documentation, and coordinate move-in paperwork and procedures. Develop and implement effective leasing and marketing strategies to attract new residents and retain existing residents. Assist with rent collections, capital improvement projects, reporting, and compliance. Maintain accurate property records and ensure all activities are conducted in accordance with applicable laws, regulations, and company policies. Support the Property Manager in achieving operational, financial, and occupancy goals. Qualifications & Requirements 2-4 years of experience in residential property management. Working knowledge of property management software such as MRI, Yardi, Nexus, or similar platforms. Strong customer service, communication, organizational, and problem-solving skills. Ability to work independently while also functioning effectively as part of a team. Strong attention to detail and the ability to manage multiple priorities in a fast-paced environment. Must be willing and available to work weekends as needed.
