Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Overview The Self-Storage Manager is responsible for the day-to-day operations of a self-storage facility, including customer service, leasing units, collections, facility maintenance, security, and overall property performance. The ideal candidate is organized, dependable, customer-focused, and comfortable working independently while managing multiple priorities. Experience in QuickBooks, Outlook and Excel is highly desired. Responsibilities Manage daily operations of the self-storage facility. Provide friendly, professional customer service to current and prospective tenants Utilize QuickBooks and Excel to maintain accurate records of tenant information, payments, and maintenance requests Rent storage units, prepare rental agreements, process payments, and maintain accurate customer records. Answer phone calls and emails, respond to inquiries, and follow up with prospective customers. Monitor occupancy rate, delinquent accounts, and past-due balances. Conduct collections and follow company procedures for delinquent and lien accounts. Perform property inspections and ensure the facility is clean, secure, and well-maintained. Monitor security system, locks, lighting, and cameras. Conduct regular data entry, filing, and record keeping, using QuickBooks, Excel and Microsoft Outlook. Qualifications High school diploma or equivalent preferred. Ability to work independently with minimal supervision. Proficiency in QuickBooks, Microsoft Office Suite (Excel, Word, Outlook) Strong communication and interpersonal skills. Ability to walk the property and conduct regular inspections. Excellent organizational and time-management abilities. Ability to handle payments, and confidential customer information responsibly. Strong problem-solving skills and attention to detail. Professional, dependable, and customer-focused attitude.
Pay:
$55,000.00 - $63,000.00 per year
