PORTFOLIO PROPERTY MANAGER - SOUTH JERSEY / BARNEGAT PORTFOLIO PROPERTY MANAGER - SOUTH

Portfolio-Based with One Scheduled Onsite Day Per Week in Barnegat Towne & Country Management is seeking an experienced Portfolio Property Manager to manage condominium and homeowners associations throughout South Jersey.

This position includes one regularly scheduled onsite day per week at a community in Barnegat, NJ, along with responsibility for additional communities within the manager's South Jersey portfolio.
RESPONSIBILITIES
Serve as the primary management contact for assigned communities and Boards Build strong working relationships with Board members and homeowners Attend and facilitate Board meetings, annual meetings, elections, and community meetings Prepare management reports, meeting materials, agendas, and follow-up items Conduct regular property inspections and identify maintenance and compliance concerns Coordinate vendors, contractors, proposals, repairs, and community projects Oversee work orders and ensure appropriate follow-through Assist Boards with annual budgets and financial review in coordination with Accounting Review community financial reports and communicate relevant information to Boards Manage violations, architectural requests, homeowner concerns, and community correspondence Coordinate capital projects and preventative maintenance Review contracts and obtain competitive proposals when needed Ensure Board directives and action items are properly documented and completed Maintain organized community records and documentation Respond appropriately to urgent community matters Work closely with Customer Service, Accounting, Maintenance, and Leadership
QUALIFICATIONS
HOA and condominium property management experience strongly preferred Experience managing multiple communities simultaneously Strong Board and client relationship skills Excellent written and verbal communication Ability to confidently lead Board and community meetings Strong organizational and time-management skills Excellent follow-through and attention to detail Working knowledge of budgets, financial statements, vendor management, contracts, violations, and community operations Ability to prioritize competing deadlines and urgent matters Comfortable working independently while remaining part of a larger management team Valid driver's license and reliable transportation Availability for evening Board meetings as required CMCA, AMS, PCAM, CAAM, or other industry credentials are a plusWe are looking for a Property Manager who is proactive, responsive, organized, and comfortable taking ownership of their communities. The ideal candidate does not simply react to problems—they anticipate needs, communicate effectively, and follow issues through to completion.
Pay:
$48,000.00 - $85,000.00 per year
