Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

full-time Junior Asset Manager - Retail Real Estate Agus Holdings | Englewood, NJ | Full-Time, In-Person About Agus Holdings Agus Holdings is a privately held commercial real estate owner and operator focused primarily on shopping centers and retail properties throughout the New York/New Jersey market . We take an active, hands-on approach to our properties, working directly with tenants, attorneys, architects, engineers, contractors, and other professionals. We are seeking a Junior Asset Manager to join our Englewood, NJ office and work directly with senior management across our portfolio. This is a full-time, in-person position and is not remote or hybrid. The Role This is not a leasing or sales position . Our leasing team identifies tenants and negotiates LOIs. The Junior Asset Manager becomes involved once an LOI is agreed upon and helps drive the transaction through lease execution, construction, delivery, and tenant opening . Key Responsibilities Coordinate with outside attorneys and tenants from LOI through lease execution. Review LOIs, leases, work letters, amendments, and related documents. Coordinate with architects, engineers, contractors, tenants, and other professionals. Oversee construction bidding, including obtaining proposals, comparing bids, reviewing scopes, and assisting with contractor selection. Monitor tenant build-outs, landlord work, construction budgets, schedules, change orders, and delivery requirements. Assist senior management with property operations, capital projects, tenant matters, and other asset-level issues. Conduct property and construction site visits throughout the NY/NJ portfolio as needed. Proactively take ownership of open issues and drive projects and transactions through completion . Qualifications Minimum 2 years of commercial shopping center or retail property management experience required. Experience working with commercial leases, attorneys, tenants, and contractors. Construction, tenant build-out, and contractor bidding experience strongly preferred. Highly proficient with AI tools and software, including ChatGPT, Claude, and similar platforms, with the ability to incorporate AI effectively into daily research, document review, analysis, organization, and workflow. Strong organizational, communication, and project-management skills. Ability to manage multiple projects and deadlines simultaneously. Highly proactive with excellent attention to detail and follow-through. Must be able to work full-time, in person from our Englewood, NJ office . This is an opportunity to work directly with the principals and senior management of Agus Holdings and gain significant hands-on exposure to the ownership, legal, construction, and asset-management sides of commercial real estate .
