Job Overview Spaces Commercial Management is seeking an organized, self-directed Property Manager to run day-to-day operations for a growing multifamily residential portfolio in northwest New Jersey. This is a hands-on role with real ownership: you'll manage tenant relations, drive unit turnovers, supervise on-site superintendents, control operating costs, and report performance directly to ownership. The properties are within a short drive of each other and the role requires daily travel between sites. A reliable vehicle and valid NJ driver's license are required. What You'll Do Operations & Property Oversight Oversee daily operations across the portfolio, holding each property to high standards of cleanliness, safety, and functionality Supervise on-site staff, including superintendents and maintenance personnel Conduct regular property inspections to identify maintenance needs and ensure code and safety compliance Unit Turnovers Own the turnover process end to end, targeting 3-5 day turns to minimize vacancy loss Coordinate superintendents and vendors to schedule repairs, cleaning, painting, and fixture replacement Perform pre-move-in and final inspections to confirm units meet move-in standards Track turnover cost and timeline against budget and report results to ownership Leasing & Tenant Relations Serve as the primary point of contact for tenants — respond to concerns and maintenance requests promptly and professionally Market vacant units through online listings, showings, and local outreach Screen applicants via background, credit, and reference checks Negotiate and execute leases in full compliance with Fair Housing law Drive retention through responsive service and consistent follow-through Financial Management Assist in developing and managing property budgets covering operating expenses, turnovers, and capital projects Collect rent, enforce lease terms, and manage delinquent accounts per company policy and NJ landlord-tenant law Prepare occupancy, revenue, and expense reporting for ownership Vendors & Compliance Select, negotiate with, and manage third-party vendors; review performance on quality, timeliness, and cost Approve vendor invoices against approved budgets Maintain accurate lease, inspection, maintenance, and turnover records in property management software Ensure compliance with local, state, and federal regulations, including Fair Housing and building codes Emergency Response Serve as on-call contact for after-hours emergencies, coordinating with superintendents as needed What Success Looks Like Occupancy sustained at 95% or above Unit turns completed within 3-5 days Operating and turnover spend held within budget Tenant issues acknowledged and resolved quickly, with strong retention What You Bring 2+ years in residential property management, real estate administration, or a closely related operations role. Strong candidates from adjacent fields (facilities, construction coordination, hospitality operations) will be considered Working knowledge of NJ landlord-tenant law and Fair Housing regulations Comfort with property management software and accurate recordkeeping Proven ability to coordinate contractors and hold vendors to schedule and budget Strong written and verbal communication; calm and professional under pressure Exceptional organization and attention to detail Valid driver's license and reliable transportation Why This Role You'll work directly with ownership, not through three layers of corporate.
