A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Overview Leasing Department looking for a full-time leasing manager assistant to oversee operations & manage leasing staff. As a Leasing Manager assistant, you will be responsible for helping overseeing the staff in the leasing department, communicating with prospective tenants, application processing and ensuring occupancy rates are maximized.
Responsibilities:
  • Answer calls for the leasing department
  • Attend to walk-in customers inquiring about vacancies and provide information about our approval requirements and leasing procedures.
  • Review & Process Rental applications within expected time-frame
  • Collect Security Deposits for approved applications
  • Coordinate lease signings & move-ins
  • Conduct In-Person Interviews as part of the application review process
  • Market & Manage new and future vacancies
  • Maintain accurate records & information regarding every approved application/future tenant.
  • Foster interdepartmental communication with the maintenance manager to ensure smooth transitions before move-in.
  • Manage & Train leasing office personnel & showing agents to ensure best practices and oversight are implemented
  • This is an hourly position. There is no additional commission
  • Provide Weekly, Monthly & Quarterly reports to management to track vacancy analysis & analytics
Skills/Requirements:
  • Proactive personality who can work independently with minimal supervision
  • Time Management Skills
  • Strong organization/attention to detail
  • Strong customer relationship management skills
  • Excellent phone etiquette for effective communication
  • Ability to negotiate lease terms successfully
  • Sales skills to convert leads into leases
  • Knowledge of property leasing processes
  • Experience in data entry for maintaining accurate records
