Job Description
Position Overview:
As a vital member of our organization, the Community Manager is responsible for all aspects of successful business operations of their assigned community. From maintenance oversight to resident relations and leasing, the community manager plays a pivotal role in delivering an exceptional resident experience.Key Responsibilities:
Property Operations Management:
Oversee the day-to-day operations of the apartment community. Ensure efficient property maintenance and repair processes. Monitor property budget and financial performance to achieve set goals. Maintain accurate records of leases, rent collections, expenses, invoices, and accounts receivable. Performs all leasing activities including touring the community, marketing, and upselling community benefits and features. Completes various reports, financial processes and administrative tasks as well as other duties assigned or necessary.Resident Relations:
Foster a welcoming and inclusive atmosphere within the community. Address resident inquiries, concerns, and requests promptly and professionally. Organize community events and activities to promote resident engagement and satisfaction.Leasing and Marketing:
Develop and implement marketing strategies to attract prospective residents. Conduct property tours and effectively promote available units. Ensure timely and accurate completion of applications, lease agreements, and renewals.Team Leadership:
Supervise and support on-site property management staff. Provide ongoing training and development opportunities to enhance team performance. Maintain a positive and collaborative work environment.Compliance and Safety:
Ensure properties adhere to all local, state, and federal regulations. Implement safety protocols and emergency response plans. Conduct regular property inspections to identify and address potential issues.Invoicing and Accounts Receivable:
Process invoices related to property maintenance, services, and vendors. Ensure accurate and timely collection of rent and other accounts receivable. Manage accounts receivable records and coordinate with the accounting department.Required Knowledge, Skills and Abilities:
High school diploma or equivalent. Prior experience within the field of property management is required. Demonstrated, hands-on leadership and supervisory skills necessary to effectively and successfully guide the team. Demonstrated ability to read, write, and communicate professionally, to understand and complete legal documents, sell and explain apartment features, and answer questions about the property's operation. Demonstrated proficiency with the use of the internet to complete marketing and other tasks related to the leasing of the community. Demonstrated ability to gain respect from and lead others. Demonstrated ability to use Microsoft Office suite.Typical Physical Requirements:
Must be able to stand, walk and/or sit for extended periods of time. Must be able to physically access all exterior and interior parts of the property and amenities. Must be able to lift, push, pull, maneuver or carry weights of up to thirty (30) pounds independently and up to fifty (50) pounds with assistance. Routine local travel may be required to make bank deposits, attend training classes, attend Company meetings, perform outreach marketing, attend industry-related events and other situations as necessary.Job Type:
