S eeking Live-In Superintendent to oversee the daily operations and maintenance of a large residential rental building. This is a large Affordable Housing building: experience with
REAC / NSPIRE
inspection, HUD, MORE reports. Hands-on facilities management with team supervision, ensuring a safe, comfortable, and well-maintained living environment for residents. License. Responsibilities Manage and supervise maintenance teams responsible for mechanical, electrical, plumbing, HVAC, and general building systems repair and upkeep. Conduct routine inspections of mechanical systems, electrical systems, plumbing, HVAC units, and safety equipment to ensure optimal performance. Oversee facilities maintenance management using Computerized Maintenance Management Systems (CMMS) to schedule repairs, track work orders, and document maintenance activities. Ensure compliance with OSHA safety regulations and facility safety standards by conducting regular safety audits and training sessions. Manage projects related to building upgrades or repairs, coordinating with contractors and vendors to ensure timely completion within budget. Maintain detailed records of maintenance procedures, safety inspections, incident reports, and compliance documentation. Respond promptly to resident requests or emergencies related to building systems or safety concerns, providing excellent customer service. Enforce safety regulations and facility policies to create a secure environment for residents and staff. Supervise daily operations of the facilities team, including scheduling shifts and managing team performance to meet operational goals. Skills Proven management experience in facilities or building maintenance roles with supervisory responsibilities. Strong mechanical knowledge with expertise in HVAC system repair, electrical systems, plumbing system maintenance, and industrial maintenance procedures. Knowledge of OSHA standards, safety regulations, and best practices in facilities management. Proficiency in Microsoft Office applications for reporting, documentation, and communication purposes. Experience managing facilities maintenance teams using CMMS platforms; excellent project management skills are essential. Ability to interpret technical schematics and electrical diagrams accurately for effective repairs. Strong leadership skills with the ability to supervise teams effectively while fostering a collaborative work environment. Pay:
