Job Description
Job Summary We are seeking a dynamic and dedicated Full-Time Property Manager to oversee a large LIHTC (Low-Income Housing Tax Credit) senior and family apartment community. This role is vital in ensuring the smooth operation, maintenance, and financial health of the property while providing exceptional service to residents. The ideal candidate will possess strong leadership skills, extensive property management experience, and a thorough understanding of LIHTC regulations, Section 8 programs, and fair housing laws. You will be responsible for managing daily operations, supervising staff, qualifying applicants and completing annual recertifications, and fostering positive relationships with residents and vendors. This position offers an exciting opportunity to lead a vibrant community with a focus on quality living and community engagement, and is also supported by a part-time assistant. Duties Oversee all aspects of property operations, including leasing, rent collection, maintenance coordination, and resident relations. Manage lease or rental agreement processes, ensuring accurate data entry and compliance with legal requirements. Utilize property management tools such as Yardi and OneSite to track occupancy, financials, and maintenance requests efficiently. Supervise team members, providing guidance on customer service excellence, conflict management, and operational procedures. Ensure adherence to LIHTC guidelines, Fair Housing regulations, Landlord-Tenant laws, and Section 8 program requirements. Coordinate property maintenance activities, facilities management, and vendor relationships to uphold safety standards and property appearance. Adhere to annual budgets, monitor expenses, and implement cost-effective strategies while maintaining high-quality service levels. Handle client communication with professionalism via phone etiquette and written correspondence; resolve resident concerns promptly. Conduct regular inspections to ensure property safety standards are met; manage contracts related to property upkeep. Maintain accurate records through filing systems, data entry in property management software (Yardi). Lead conflict resolution efforts among residents or staff to foster a positive community environment. Upsell available services or amenities that enhance resident satisfaction and retention. Qualifications Proven experience in property management within LIHTC or affordable housing communities; Strong knowledge of landlord-tenant law, Fair Housing regulations, Section 8 program policies, and lease management practices. Proficiency in property management software (Yardi preferred). Demonstrated team management skills with the ability to motivate staff and coordinate multiple tasks effectively. Excellent customer service skills with professional phone etiquette; adept at negotiation and conflict resolution. Experience in budgeting, financial reporting, contract negotiation, and facilities management. Knowledge of legal administrative processes related to leasing agreements and property contracts. Ability to handle multiple priorities in a fast-paced environment while maintaining attention to detail.
